Where the figures come from
The Land Department records International City as two master projects: International City Phase 1, in the land area Al Warsan First, and International City Phase 3, in the land area Warsan Fourth. Listing sites call the buildings in Warsan Fourth "International City Phase 2". This page counts the sales of both master projects together. Flats in Warsan First and Warsan Fourth projects that the Land Department gives no master project (for example Ayami Residence) are not counted.
Sales: Dubai Land Department sale registrations (sales and off-plan sales; gifts, grants and mortgages left out), homes only, extreme prices per sq ft left out. A median is the middle sale, so a few very dear or very cheap homes do not move it. Off-plan means sold before completion. "Like for like" compares finished apartments with the same bed sizes as the year before, so a change in the mix of homes sold does not show up as a price change.
Rents: Ejari lease registrations. "New lease" means a new tenant, a lease of 6 to 13 months and one home per lease. A figure is shown only when it rests on enough records; otherwise the sentence is left out.
Every number on this page comes from one dataset, the BUY DUBAI facts cube, built from the Land Department records each night. Data view.
