Buying property in Dubai from the UK: what you get, what it pays, what you pay at home
A typical 1-bedroom flat in Dubai costs £215,164 (AED 1,050,000). It earns 6.3% a year in rent before costs and 3.8% after them. If you live in the UK, you pay UK tax on that rent.
This guide follows the four decisions a UK buyer makes, in order: Dubai or the UK, which area, which building, and who you buy with. Each step ends with the questions that settle it. Every price is from Dubai Land Department sale records and Ejari rent contracts, and from the Land Registry and the ONS for the UK. None of it is from adverts.
The four steps: 1. Dubai or the UK · 2. Which area · 3. Which building · 4. Who you buy with.
This page is information. It is not tax, legal or financial advice. UK tax rules can change in any Budget: check with a UK tax adviser before you buy.
Step 1. A 1-bed in Dubai against a flat in London or Manchester
A Dubai 1-bed costs about half the average London flat and earns more after costs. Against the average UK flat, the net yield is about the same.
| In Dubai | In the UK (average flat price) | ||||||
|---|---|---|---|---|---|---|---|
| All Dubai | JVC | Business Bay | Dubai Marina | London | Manchester | UK average | |
| Typical price, 1-bed | £215,164 | £202,869 | £297,131 | £352,459 | £427,310 | £199,005 | £194,148 |
| Buying costs (tax and fees) | £14,105 | £13,355 | £19,105 | £22,480 | £34,468 | £13,117 | £12,777 |
| Cash in on the day | £229,268 | £216,223 | £316,236 | £374,939 | £461,778 | £212,122 | £206,925 |
| Rent a year | £13,525 | £14,754 | £18,443 | £19,467 | £21,168 | £12,084 | £13,680 |
| Service charge a year | £2,456 | £2,484 | £2,496 | £2,536 | £1,865 | £1,300 | £1,500 |
| Gross yield (rent ÷ price) | 6.3% | 7.3% | 6.2% | 5.5% | 5.0% | 6.1% | 7.0% |
| Net yield before tax | 3.8% | 4.5% | 4.1% | 3.6% | 3.1% | 3.7% | 4.3% |
| Price change, last 10 years | +36% | +57% | +29% | +52% | −1% | +57% | +18% |
How to read it. Gross yield is the rent divided by the price, the number most agents quote. Net yield is what is left after running costs, divided by all the cash you put in on the day. It is the honest number.
Dubai costs: service charge AED 15 per sq ft a year (Land Department index samples run AED 12 to 25), property management 6% of rent, one month empty a year, repairs 3% of rent. Buying costs are the Land Department fee (4% plus AED 580), the trustee office and an agent at 2% plus VAT. UK costs: letting agent 14.4% of rent, one month empty a year, repairs 3% of rent, service charge from the English Housing Survey (median for flats: London £1,865, rest of England £1,300). The tenant pays council tax. UK buying costs are stamp duty at the rates for a second home (5% above the normal rates) plus legal fees.
A typical Dubai 1-bed is about 800 sq ft. The UK minimum space standard for a new 1-bed flat is 538 sq ft (50 m²). UK prices are the Land Registry average for all flats, so a UK 1-bed costs less than the figure shown and its yield is a little higher. UK rents are the ONS average for a 1-bed.

How long to get your money back: Dubai against the UK, after costs and tax
In JVC, the rent pays back your cash in 22 years after costs and before tax, and in 38 years if you pay UK tax at the higher rate. Agents quote 14 years.
| Years to get your cash back from rent | In Dubai | In the UK (average flat price) | |||||
|---|---|---|---|---|---|---|---|
| All Dubai | JVC | Business Bay | Dubai Marina | London | Manchester | UK average | |
| What agents quote (price ÷ rent) | 16 years | 14 years | 16 years | 18 years | 20 years | 16 years | 14 years |
| After running costs, before tax | 26 years | 22 years | 25 years | 27 years | 33 years | 27 years | 23 years |
| UK resident, basic-rate taxpayer (22% from April 2027) | 33 years | 28 years | 32 years | 35 years | 42 years | 35 years | 30 years |
| UK resident, higher-rate taxpayer (42% from April 2027) | 45 years | 38 years | 42 years | 47 years | 56 years | 47 years | 40 years |
| You live in the UAE: no UK tax on Dubai rent; UK rent still taxed in the UK (basic rate shown) | 26 years | 22 years | 25 years | 27 years | 42 years | 35 years | 30 years |
The sum: cash in on the day, divided by the rent left each year after running costs and tax. It leaves out any change in the price. If the price rises, you get your money back sooner when you sell. If it falls, later. Over the last ten years, flat prices in London fell about 1%. Prices of completed 1-beds in Dubai rose 36% per sq ft.
The tax line is the main point for a UK buyer. A UK resident pays UK income tax on Dubai rent. The UAE charges no tax, so there is nothing to set against it. Dubai rent is free of UK tax only when you live in the UAE and are not UK resident. A UK flat's rent is taxed in the UK wherever you live.

UK tax on Dubai property: rent, capital gains and inheritance tax
If you are UK resident, the UK taxes your Dubai rent, your gain when you sell, and the flat when you die. Living in the UAE removes the first two, but not at once the third.
| Tax | You live in the UK | You live in the UAE (not UK resident) |
|---|---|---|
| Rent from the Dubai flat | Income tax at 20% / 40% / 45% in 2026-27, and 22% / 42% / 47% from 6 April 2027 (new property rates, which cover overseas property). Report it on the SA106 Foreign pages. No credit, because the UAE charges no tax. | No UK tax on Dubai rent. |
| Loan interest | Not deducted from the rent. You get a tax credit of 20% of the interest (22% from April 2027). | Not relevant. |
| Gain when you sell | Capital gains tax at 18% within the basic-rate band and 24% above it, after the £3,000 allowance. Report it on the SA108 pages by 31 January after the tax year. The 60-day rule is for UK property only. | No UK tax, unless you come back to the UK within 5 years. Then a gain made while you were away can be taxed in the year you return. |
| Currency | The gain is worked out in pounds, at the rate on the day you bought and the day you sold. A fall in the pound can make a taxable gain with no change in the dirham price. | Not relevant. |
| Inheritance tax | 40% above the £325,000 band, on assets worldwide, if you were UK resident in 10 of the last 20 tax years. | Still due for 3 to 10 years after you leave, depending on how long you lived in the UK. A Dubai or DIFC will decides who inherits. It does not change UK inheritance tax. |
The UK–UAE tax treaty (2016) does not make Dubai rent or gains tax-free in the UK. It lets the UAE tax them. The UAE does not, so the UK tax is due in full.
Coming back to the UK after 10 or more years abroad? The 4-year foreign income and gains regime can make Dubai rent and gains free of UK tax in your first four UK years. You must claim it each year, and you lose your personal allowance for that year.

The pound against the dirham: the risk you cannot see in the price
£1 buys AED 4.88 today. In 2025 it ranged from AED 4.45 to AED 5.05.
The dirham has been fixed at AED 3.6725 to the US dollar since 1997. So a Dubai flat is, for you, a dollar asset. An AED 2,000,000 flat cost about £449,000 at AED 4.45 and £395,000 at AED 5.07: a 12% swing with no change in the dirham price. Your rent is paid in dirhams too.
The UK has no exchange controls. You can send money to Dubai without permission. Your bank will check where the money came from for a large transfer.
Is Dubai property a bubble? Read this before you decide
The number of sales fell by about a third from March 2026. Prices have held so far. About 206,000 new homes are due in 2027 and 2028.
Prices of completed 1-beds fell 35% from 2014 to 2020, over six years. A buyer who had to sell in that time took the loss. A buyer who held and let the flat was paid rent through it. Read is Dubai property going to crash for the numbers to watch each month, and is Dubai a good investment for Dubai against 19 other markets.
Your decision, step 1: Dubai or the UK?
Dubai is the better choice for you if all of these are true:
- — the net yield after your UK tax beats what you would earn at home. Use the table above at your tax rate;
- — you can hold for five years or more, through a fall of 30% or more;
- — you accept that a sale can take longer when buyers are few, as in 2026;
- — you are happy to own a dollar asset: the pound can move 10% or more in a year;
- — you plan to live in the UAE, or you accept UK tax on the rent and on the gain.
Next: choose the area.
Step 2. Which area of Dubai? Every area with enough sales, in pounds
Cheap areas pay the most rent but have grown least. Central areas cost more and pay less rent, but held their value better.

| Palm Jumeirah | £575,307 | 1,142 | £2,561 | 5.3% | 3.6% | +53% | 160 |
Net yield uses the same costs as the table above. The 10-year change is the price per sq ft of completed 1-beds now against the 12 months ending 10 years ago; a dash means the area had too few sales then. Areas need 90 or more 1-bed sales in the last 12 months to be in the table.
Three ways to choose:
- — Income first: the cheaper areas at the top of the table pay the most rent. Most grew least in ten years, and many buildings are older.
- — Growth first: look at the 10-year change (JVC, Arjan, Dubai Marina, City Walk), and at the new homes due in the area.
- — Easy exit: more sales a year means more buyers when you sell. JVC, Business Bay and Dubai Marina have the most.
What each area is like to live in, for your tenant: every community guide. What is selling now: what's hot and the RealEstateRanking. On a map: the Dubai map.
Your decision, step 2: which area?
Shortlist two or three areas. For each one, check:
- — the net yield after your UK tax;
- — the 10-year price change, and the new homes due nearby (market data);
- — how many sales a year, so you can sell when you want;
- — the service charge in the buildings you like. It can be AED 12 or AED 25 per sq ft a year.
Next: choose the building.
Step 3. Which building: completed or off-plan, when you live in the UK
A completed flat can earn rent from the month you buy it. An off-plan flat costs more per sq ft, earns nothing until handover, and is often late.
| Completed (ready) | Off-plan | |
|---|---|---|
| Typical 1-bed price, 2026 | AED 1,050,000 (AED 1,350 per sq ft) | AED 1,287,500 (AED 1,704 per sq ft) |
| Rent | From the first month, if let | None until handover |
| How you pay | All at transfer (cash or a UAE loan) | In stages, often 10% to 20% at the start |
| Main risk from the UK | Paying too much for an old or badly run building | Late handover; you must pay each stage even if you cannot sell |
| What to check | Sold prices in the building, service charge, the tenancy | The developer's record on time, the build stage, the escrow account |
For each building, read its BUY DUBAI page: every Land Department sale, the price per sq ft, rents, the developer and the agent's view. Start from the tower list. Before you pay a deposit, use the six checks. To see which developers are selling homes they are not building, read the selling but not building tracker.
Your decision, step 3: which building?
Compare three buildings on:
- — the sold price per sq ft against the asking price;
- — the rent in that building, not in the area;
- — the service charge and what it pays for;
- — for off-plan: the developer's delays, the build stage today, and whether you can pay every stage without selling.
Next: choose who you buy with.
Step 4. Buying a Dubai property from the UK: who you need and what you sign
You can buy without living in Dubai. You need a registered agent, a way to sign, and the money in place before the transfer.
| Who | What they do | How to check them |
|---|---|---|
| Agent (broker) | Finds the flat, drafts the sale contract (Form F), holds the deposit cheque | The broker card number (BRN) in the Dubai REST app; their sales on the agent league |
| Trustee office | Registers the transfer for the Land Department | Land Department-approved list |
| Lawyer or conveyancer (optional) | Checks the contract and the title; often needed for a power of attorney | UAE licence |
| Lender | A UAE bank (non-residents can usually borrow 50% to 60%) or a remortgage of your UK home | See home loans |
| Property manager | Finds tenants, collects rent, pays bills | A licensed company; fees are often 5% to 8% of rent |
| UK tax adviser | Your SA106 and SA108 pages, residence, inheritance tax | A chartered tax adviser |
Signing from the UK. You can fly out for the transfer, or give a power of attorney to someone in Dubai. The Land Department asks for a power of attorney made abroad to be notarised in the UK, legalised by the UK Foreign Office, the UAE Embassy in London and the UAE Ministry of Foreign Affairs, then translated into Arabic. Allow 2 to 4 weeks or more. A power of attorney to buy is valid for five years from notarisation. The online transfer route (Dubai Now) is for Emirates ID holders only.
Paying for it. Many UK buyers remortgage a UK home and pay cash in Dubai. UK banks rarely lend on a flat abroad. A UAE bank will lend to a non-resident, usually up to 50% to 60% of the value. A loan from abroad is not covered by the UK Financial Ombudsman or the FSCS.
Who to talk to first. Ask Dalia, the BUY DUBAI agent, on WhatsApp. She knows every sale, earns no commission and does not sell a listing. Send her your shortlist and your budget in pounds. A licensed broker then does the transfer.

Your decision, step 4: who do you buy with?
Before you pay anything, you should have:
- — an agent whose broker number you checked, and whose past sales you can see;
- — the money ready: cash, a UK remortgage offer, or a UAE bank pre-approval;
- — a plan to sign: a flight, or a power of attorney ready in time;
- — a property manager's fee and a tenant plan;
- — a word with a UK tax adviser about rent, the gain and inheritance tax.
Next: ask Dalia to check your shortlist against the sales records.
Questions UK buyers ask about Dubai property
Can a British citizen buy property in Dubai?
Yes. A British citizen can own freehold property in Dubai's designated areas, which include most of the areas foreign buyers use: Dubai Marina, Downtown, Business Bay, JVC and others. You do not need to live in the UAE. See foreign ownership and the freehold map.
Do I pay UK tax on rent from a property in Dubai?
Yes, if you are UK resident. Dubai rent is taxed as overseas property income at 20%, 40% or 45% in 2026-27, and at 22%, 42% or 47% from 6 April 2027. The UAE charges no tax, so there is nothing to set against it.
Do I pay UK tax if I live in Dubai?
Not on Dubai rent or a Dubai gain, once you are not UK resident under the statutory residence test. UK inheritance tax can still apply for 3 to 10 years after you leave. If you come back within 5 years, a gain made while away can be taxed.
How much does it cost to buy an apartment in Dubai?
A typical completed 1-bed sold for AED 1,050,000 (£215,164) in the last 12 months. Buying costs for a cash buyer are about 6.5%: the Land Department fee of 4% plus AED 580, a trustee office fee, and an agent at 2% plus VAT. There is no stamp duty surcharge for a second home.
Is Dubai property a good investment for a UK buyer?
It depends on your tax. A JVC 1-bed nets about 4.5% a year after costs, before tax. A UK higher-rate taxpayer then pays 42% of the profit from April 2027. Prices of completed 1-beds rose 36% per sq ft in ten years, but fell 35% from 2014 to 2020. Compare it with your UK option in the tables above.
Can I get a mortgage in Dubai as a UK resident?
Yes. UAE banks lend to non-residents, usually up to 50% to 60% of the value. Many UK buyers instead remortgage a UK home and buy for cash. See home loans.
Do I have to fly to Dubai to buy?
No. You can give a power of attorney to someone in Dubai. A UK document must be notarised, legalised by the UK Foreign Office and the UAE Embassy, attested in the UAE and translated into Arabic. Allow 2 to 4 weeks. Many buyers fly out once for the transfer instead.
What does £100,000 buy in Dubai?
A studio or a small 1-bed, mostly in International City or Dubai Production City, in the last 12 months of sales. In the UK, £100,000 is below the average flat price in every region.
