What is Dubai Land Residence Complex
Dubai Land Residence Complex (DLRC) is a freehold, mixed-use community of nearly 14 million square feet in Dubailand, Dubai.
Dubai Holding Community Management (DHCM) manages the community. Its community page gives the size as nearly 14 million square feet. The same page lists 49 buildings, 21.2K residents and 38 recreational amenities.
DHCM says its work is homeowners' association management and facilities management. Thus DHCM is the community manager. Its page does not say that DHCM built the community.
Sources use different names for the community. DHCM uses "Dubai Land Residence Complex". Khaleej Times uses "Dubailand Residence Complex". Reports on the RTA road project use "Dubailand Residential Complex". Many people use the short form DLRC.
Who is the master developer
Sources disagree on the master developer. We could not find a primary statement from a developer or from DLD that names one master developer.
- Dubai Holding: Zawya reported in c. 2022 that Empower called DLRC "a freehold project being developed by Dubai Holding". A broker FAQ from Apil Properties also says that Dubai Holding owns the project.
- Dubai Properties: A broker guide from Eastern Housing names Dubai Properties as the master developer. A Kotook broker guide says the same. Kotook adds that Dubai Properties operates under Dubai Holding Real Estate.
- Tatweer: A Harper Wellington broker page says Tatweer developed the area under Dubai Holding.
- No single master developer: A Mitchells Commercial Realty broker guide (2026) says DLRC has no single master developer. An Oliva broker guide (c. May 2026) says the same.
The DHCM home page groups DLRC under a Dubai Properties communities heading. This suggests a role for Dubai Properties. It is not a developer statement.
A data site, DXBinteract, credits "Mera Home Limited" as the developer. This name does not appear in other sources. We could not confirm this.
Tatweer, Dubai Properties and DHCM are all linked to Dubai Holding in the sources above. Thus most sources connect the community to Dubai Holding in some way.
Size
Sources disagree on the size. DHCM gives nearly 14 million square feet. A Muller & Co broker guide gives 14.7 million square feet.
An Imtiaz Developments community page says "3 million sq ft". The same paragraph also lists JVC and other districts. The figure possibly refers to a different area. We could not confirm this figure for DLRC.
How many buildings
Sources disagree on the number of buildings. The figures probably count different things.
- 49 buildings: DHCM community page.
- 209 tracked building developments: Mitchells Commercial Realty broker guide, 2026.
- 31 active projects in 2026: Oliva broker guide.
- Over 250 buildings: Gulf News reported that the Empower cooling plant will connect to this number of buildings. These buildings are possibly not all inside DLRC.
Developers and building clusters
DLRC has buildings from many developers. A Primo Capital broker page says Al Sondos Holding delivered Sondos Lilac, Sage, Lily, Orchid and Rosa. The same page says Reef Developments sells the Reef-1000 project off-plan.
A Mitchells Commercial Realty broker guide names Sondos, Wadan, Imtiaz, Samana and Zoya as recent developers. Time Properties says its Time 1 building is a 14-storey tower.
We found no official list of sub-areas or clusters. People appear to name groups of buildings by project. Examples are Sondos, Skycourts, Cove and Samana. We could not confirm official cluster boundaries.
DLD community code
Sources disagree on the DLD area name. A Mitchells Commercial Realty broker guide places DLRC in Wadi Al Safa 5. An Oliva broker guide says DLD codes it as Wadi Al Safa 3. We could not confirm this from a DLD document.
Freehold status
Zawya described DLRC as a freehold project in its c. 2022 report. Non-UAE nationals can own freehold property in Dubai only in areas that the Ruler designates. A developer blog from Object1 says this rule comes from Dubai Law No. 7 of 2006.
An Oliva broker guide says DLRC became freehold under the 2006 freehold extension. We found no primary DLD document that confirms this.
Object1 advises buyers to check the freehold status for each plot. Buyers can check the DLD title deed or the Oqood certificate.

Where is Dubai Land Residence Complex in Dubai
Dubai Land Residence Complex is in Dubailand, along Dubai-Al Ain Road (E66) and Emirates Road (E611), according to Dubai Holding Community Management.
DLRC is in the inland part of Dubai, away from the coast. It is part of the larger Dubailand area. DHCM puts the community next to two main highways. These are Dubai-Al Ain Road (E66) and Emirates Road (E611).
Landmarks that the community manager names
DHCM lists three nearby landmarks on its community page:
- Dubai International Academic City
- Meydan Racecourse
- Dubai International Airport
DHCM does not give distances to these landmarks on the page that we read.
Places with direct access
Khaleej Times reported (indexed c. February 2026) that the community has direct access to these places:
- Dubai International Academic City
- Dubai Outlet Mall
- Global Village
- The wider Dubailand area
A Let's Prosper broker guide names other places near DLRC. These are Global Village, IMG Worlds of Adventure, Zayed University, Dragon Mart and Dubai Outlet Mall.
Neighbouring communities
DHCM gives the nearest Community Engagement Centre for DLRC residents. It is at Centro Courtyard, Villa 9, in The Villa. This suggests that The Villa is a close neighbour. We could not confirm that the two communities share a boundary.
Gulf Business reported in February 2021 on the RTA Dubai-Al Ain Road project. The project built junctions for several communities. These were Dubai Silicon Oasis, Dubailand Residential Complex, Liwan and Dubai Design District. Thus Liwan and Dubai Silicon Oasis use the same road corridor as DLRC.
Dubai Holding lists Dubai International Academic City in its portfolio. Its page says the project was announced in 2013. Academic City is a neighbour of DLRC on the north side of Dubai-Al Ain Road, according to the Gulf News ramp description in the next section.
Drive times from sources
We only give drive times that a source states. These times come from broker and developer guides. They are not official RTA figures. Traffic can change them.

- Dubai Silicon Oasis: 10 minutes, per the same Oliva table.
- Downtown Dubai: Sources disagree. The Oliva table says 22 minutes. An Oliva area guide says 30 to 35 minutes. An MSN Developments blog says about 20 minutes to Downtown and Business Bay.
- Dubai Mall: 20 to 25 minutes by car, per a Kotook broker guide.
- Centrepoint Metro station: about 18 minutes by car, per the Oliva table.
Area name in DLD records

Dubai Land Residence Complex roads, traffic, parking and transport
Most residents travel by car on Dubai-Al Ain Road (E66) and Emirates Road (E611), because DLRC has no metro station, according to a broker guide.
Dubai-Al Ain Road (E66)
RTA improved Dubai-Al Ain Road in a large project. Gulf Business called it a Dhs2bn project in February 2021. Middle East Construction News gave the value as $544mn.
Gulf Business reported these changes:
- The road went from three lanes to six lanes in each direction.
- RTA added service roads on both sides.
- RTA said the capacity would double from 6,000 to 12,000 vehicles per hour per direction.
- The project built junctions for Dubai Silicon Oasis, Dubailand Residential Complex, Liwan and Dubai Design District.
Construction Week Online reported in February 2021 on journey times. RTA expected the peak trip from Bu Kadra junction to the Emirates Road junction to fall from 16 to 8 minutes.
Middle East Construction News reported on 21 February 2021 on a ramp for DLRC. RTA improved the ramp for traffic from Dubailand Residential Complex. This ramp takes traffic west onto Dubai-Al Ain Road toward Dubai.
Gulf News reported (c. 2022) on a new 528-metre ramp. It serves inbound traffic from Dubai that goes north to Academic City and Dubai Silicon Oasis.
Gulf News listed six improved junctions on the road:
- Emirates Road
- Sheikh Zayed bin Hamdan Al Nahyan Street
- Sheikh Mohammed bin Zayed Road
- Nad Al Sheba Road
- Al Meydan Road
- Ras Al Khor Road
Emirates Road (E611)
The RTA projects page lists the widening of Emirates Road into 6 lanes as a completed project. The page also lists the Dubai-Al Ain Road Improvement as completed.
CDM Smith said in March 2026 that the Ministry of Energy and Infrastructure appointed it for an Emirates Road (E611) upgrade. The corridor is 24 km long, from Badeea IC to E55 IC. It has two contracts. We could not confirm that this part of the road touches DLRC.
Exits and junction names
We did not find official exit numbers for DLRC. We also did not find the signed junction names that serve the community. We could not confirm this.
Metro
An Oliva broker table says there is no metro station inside DLRC. It gives the nearest station as Centrepoint on the Red Line. The table says Centrepoint is about 18 minutes by car.
RTA is building the Dubai Metro Blue Line. RTA says the route goes from Creek on the Green Line through International City to Dubai Silicon Oasis and Academic City. RTA does not name DLRC as a station location.
RTA says the Blue Line has 14 stations. It has interchanges at Creek, Centrepoint and International City 1. RTA says the line serves Silicon Oasis and Academic City.
Wikipedia reports these Blue Line facts, citing RTA:
- Construction was about 25% complete in September 2026.
- RTA targets 30% by the end of 2026.
- RTA targets full service by 9 September 2029.
- The trip from Academic City will take 17 minutes to Centrepoint.
- The trip from Academic City will take 25 minutes to Creek.
Academic City is a neighbour of DLRC. The distance from DLRC buildings to the future Academic City station is not in our sources. We could not confirm this.
Bus
A Provident Estate broker guide (indexed c. January 2025) says RTA Bus 30 stops near Skycourts Tower. It says the route links to Burj Khalifa/Dubai Mall Metro station. A Vartur broker guide repeats the Bus 30 link to the Red Line.
We could not get the RTA route page for Bus 30. We could not confirm the route, the stops or the timetable. Check the RTA journey planner before you travel.
Traffic
We found no official traffic counts for roads inside DLRC. The RTA figures above are for Dubai-Al Ain Road as a whole. We could not confirm local congestion levels.
A Top Luxury Property broker blog (October 2026) mentions an AED 16bn RTA roads plan for 2024 to 2027. It also mentions a "New Fourth Corridor" approved in September 2026. We did not verify these on the RTA website.
Parking
Time Properties says its Time 1 tower has covered parking. We found no other source on parking rules, parking fees or visitor parking in DLRC. Ask each building manager for its parking rules.

Schools in and near Dubai Land Residence Complex
Two KHDA-rated British-curriculum schools are often linked to the DLRC area: The Aquila School (Good) and GEMS FirstPoint School (Very Good), but we could not confirm their exact distances from DLRC.
KHDA inspects private schools in Dubai. It gives each school a rating. The ratings are Outstanding, Very Good, Good, Acceptable, Weak and Very Weak.
Edarabia reported (c. 1 October 2026) a summary of the 2026 KHDA ratings. KHDA inspected 209 schools. Of these, 23 were Outstanding, 48 were Very Good, 85 were Good, 51 were Acceptable and 2 were Weak.
The Aquila School
- Curriculum: UK, per WhichSchoolAdvisor.
- KHDA rating: Good, in the 2026 KHDA list published by WhichSchoolAdvisor (c. June 2026).
- BSO rating: Outstanding, in a 2025 British Schools Overseas inspection, per WhichSchoolAdvisor (c. December 2025).
- Fees: WhichSchoolAdvisor says the KHDA-approved fees for 2025-26 are from AED 48,673 (FS1) to AED 77,876 (Years 12-13).

- BSO rating: The school says British Schools Overseas rated it Outstanding in 2024-25.
- Fees: Edarabia shows an average fee of AED 56,605.
We could not confirm the distance from DLRC to GEMS FirstPoint School from an official source.
Why the ratings differ
Each of the two schools has two different ratings. KHDA and British Schools Overseas are different inspectorates. They use different frameworks. Thus a school can be Good under KHDA and Outstanding under BSO. For a Dubai comparison, use the KHDA rating.
Dubai English Speaking College
Edarabia lists Dubai English Speaking College (DESC) as Outstanding in the 2026 KHDA ratings. It gives an average fee of AED 66,859. We could not confirm the campus location or the distance from DLRC.
Other schools
Other schools are often called "near" DLRC. Examples are Lycee Georges Pompidou, GEMS Wellington Academy, German International School and Kent College. We did not get their ratings from KHDA or from a news publisher. We could not confirm their ratings or their distances.
Nurseries
We found no KHDA-listed nursery inside DLRC from the sources we use. We could not confirm this.
Universities
Dubai International Academic City is a neighbour of DLRC. RTA says Academic City will have more than 50,000 students by 2029. A Let's Prosper broker guide names Zayed University as nearby.

Dubai Land Residence Complex service charges and running costs
Each DLRC building has its own RERA-approved service charge, and district cooling from Empower is billed separately, so owners must check their building on the DLD Service Charge Index.
How service charges work in Dubai
Owners in a building pay a yearly service charge. The charge pays for building upkeep and shared areas. RERA, part of DLD, approves these charges.
Data Habibi explains the process (c. July 2026). DLD runs a system called Mollak through RERA. Each management company submits a yearly budget in Mollak. RERA approves the budget. Only then can the company send invoices to owners.
Data Habibi says owners can find the approved rate for a project in two places:
- The DLD Service Charge Index
- The Dubai REST app
Dubai City Guide reported on the start of the index. RERA launched it after an audit of 420 projects. The index gives charges in dirhams per square foot. It covers apartments, offices, shops and villas.
Figures from the 2026 register
Dubai Data publishes figures from the 2026 DLD service-charge register. Its data runs to 9 October 2026.
- The median across 45 communities is AED 15.9 per square foot.
- The "Dubai Land" row has 103 buildings.
- The median for "Dubai Land" is AED 12.4 per square foot.
- The middle 50% of "Dubai Land" buildings pay AED 5.2 to 15.8 per square foot.
- The "Dubai Land" median is 8.4% higher than in 2025.
The "Dubai Land" row covers the wider Dubai Land area. It is not a figure for DLRC only. We could not confirm a DLRC-only figure. Check your building on the DLD index.
A LEOS Developments blog (c. September 2026) gives a range for mid-market apartment communities in the Dubailand corridors. It says about AED 11 to 17 per square foot. We could not confirm this range for DLRC.
Fixed multi-year service fees
DLD announced on 10 December 2025 a first three-year fixed service-fee structure. It is for the Palm Jumeirah master community. DHCM manages Palm Jumeirah.
DLD and DHCM presented this multi-year planning method at a workshop. We could not confirm whether DLRC will use the same method.
Paying the service charge
DHCM manages DLRC. DHCM says owners can see their service-charge statements in the community app. DHCM says owners can pay by card in the app or on the DHCM website.
District cooling
Empower supplies district cooling to DLRC. The service-charge register rate does not include district cooling, according to Dubai Data. Empower bills cooling separately.
The history of cooling in DLRC is as follows:
- Empower began to serve DLRC in 2010 with three cooling plants, per a District Energy Association release from October 2018.
- In 2018, Empower began to design a new 40,000 refrigeration tonne (RT) plant for DLRC, per the same release.
- Empower awarded an AED193m contract for a new plant, Zawya reported (c. 2022). Phase 1 had 23,500 RT. Empower scheduled it for Q1 2023.
- Empower announced on 10 April 2023 that the new Dubailand plant was in operation, per WAM. The plant has 47,000 RT capacity.
- Gulf News reported that the plant will connect to more than 250 buildings.
The figures for the plant differ between sources. The 2018 release gives 40,000 RT. The 2023 announcement gives 47,000 RT. The plans possibly changed between 2018 and 2023. We could not confirm the reason.
Our sources do not give Empower's cooling tariffs or connection fees for DLRC. We could not confirm these costs. Ask Empower or the building manager for the current rates.
Other running costs
Our sources do not give figures for electricity, water, chiller deposits or move-in fees in DLRC. We could not confirm these costs.

New projects and what is coming to Dubai Land Residence Complex
The main changes coming near DLRC are new apartment buildings from several developers and the Dubai Metro Blue Line, which RTA plans to open in 2029.
New buildings
Many developers are active in DLRC. Sources give different counts of projects:
- An Oliva broker guide says DLRC had 31 active projects in 2026.
- A Mitchells Commercial Realty broker guide says it tracks 209 building developments.
The two figures probably count different things. We could not confirm which count is correct.
A Primo Capital broker page says Reef Developments sells Reef-1000 off-plan in DLRC. A Mitchells Commercial Realty broker guide names Sondos, Wadan, Imtiaz, Samana and Zoya as recent developers. We could not confirm completion dates for new projects from developers or DLD.
Dubai Metro Blue Line
RTA is building the Blue Line. RTA says the route serves Dubai Silicon Oasis and Academic City. Both areas are neighbours of DLRC. RTA does not name DLRC as a station location.
Wikipedia reports, citing RTA, that construction was about 25% complete in September 2026. RTA targets 30% by the end of 2026. RTA targets full service by 9 September 2029.
The trip from Academic City will take 17 minutes to Centrepoint and 25 minutes to Creek, per Wikipedia. Centrepoint and Creek are interchange stations with other metro lines.
Roads
The RTA projects page lists the Dubai-Al Ain Road Improvement and the Emirates Road widening as completed. We found no new RTA road project inside DLRC.
CDM Smith said in March 2026 that it works on an Emirates Road (E611) upgrade for the Ministry of Energy and Infrastructure. The corridor runs 24 km from Badeea IC to E55 IC. We could not confirm that this work touches DLRC.
A Top Luxury Property broker blog mentions an AED 16bn RTA roads plan for 2024 to 2027. It also mentions a "New Fourth Corridor" approved in September 2026. We did not verify these plans on the RTA website.
Cooling capacity
Empower opened its new Dubailand plant in April 2023 with 47,000 RT capacity. Gulf News reported that the plant will connect to more than 250 buildings. Thus the plant has capacity for new buildings in the area.
Academic City
RTA says Academic City will have more than 50,000 students by 2029. This growth is next to DLRC.
Service-charge planning
DLD and DHCM started a three-year fixed service-fee method for Palm Jumeirah in December 2025. We could not confirm whether DHCM will use it in DLRC.
What we could not find
We found no new official master plan for DLRC. We found no official announcement of a new mall, hospital or school inside DLRC. We could not confirm any such plans.
