Dubai snagging and handover checklist

A practical inspection checklist, from documents and defects to reinspection and key collection.

Guide checked 29 October 2026

Inspect the home, record each defect, agree the follow-up and keep the paperwork. Use this checklist for an apartment, villa or townhouse.

Your ticks are saved only in this browser. No photos, property details or personal information are uploaded. Print the list for your inspection.

Before the appointment

Ask the developer for the handover procedure, documents and statement of account. Read the inspection, payment, handover and defect clauses in your sale agreement. Confirm access for an independent inspector in writing.

Check the official project status, but remember that a register entry does not establish the condition of your individual home. Ask for the unit's completion and utility information. An inspector checks physical condition; a lawyer handles disputed contractual rights.

If something is wrong

Send a clear written defect list through the developer's stated channel and retain the reference number. Separate an unfinished repair from a dispute about the contract or payment. Ask for a written response and use the appropriate official complaint or legal route if needed.

Do not treat this checklist, a late-project flag or an inspection report as permission to stop a contractual payment or refuse handover. Get advice on your signed agreement and circumstances before making that decision. Warranty scope, deadlines and remedies need to be checked against the applicable law and contract.
