What is Dubai Investment Park

Dubai Investment Park (DIP) is a mixed-use master community of about 2,300 hectares in the south-west of Dubai, with industrial, commercial and residential zones, owned by the listed company Dubai Investments.

The official name is Dubai Investments Park. Many people, and the metro station, use "Dubai Investment Park". This guide uses both names. The developer website dipark.com says DIP was set up in 1997, is a wholly owned subsidiary of Dubai Investments, and is a self-contained mixed-use master community with industrial, commercial and residential zones.

Master developer and owner

Dubai Investments says it was incorporated in 1995. Its shares trade on the Dubai Financial Market under the ticker DIC, according to the data site duba.ist. Dubai Investments says the Dubai Investments Park Development Company LLC (DIPDC) operates the park and is held through DIP Holding Limited. duba.ist reports that in the first half of 2026 the parent moved its whole DIP holding into DIP Holding, which it wholly owns. This was an internal transfer, not a sale outside the group.

The Dubai Media Office named the managers on 21 January 2026: Khalid Bin Kalban, Vice Chairman and CEO of Dubai Investments, and Omar Al Mesmar, General Manager of Dubai Investments Park.

Dubai Investments calls DIP a "pure-play, infrastructure-like platform" that earns contracted revenue from ground rent and estate services. DIP leases land plots, and tenants and sub-developers build on them.

Size

dipark.com gives 2,300 hectares; Dubai Investments gives 23 million square metres, the same area. Sources disagree. A Khaleej Times report on the launch of phase 8, the final phase (undated, about 2010), gave 2,400 hectares. An earlier Khaleej Times report, from the early 2000s, described a 32 square kilometre park. Gulf News gave about 3.5 km by 9.7 km. A D&B Properties guide says "2,300 hectares (47 km²)", but 2,300 hectares is 23 km². We use the official 2,300 hectares.

Land use and leases

Dubai Investments gives a gross leasable area (GLA) of 12.5 million square metres, split by operating lease GLA as follows:

  • Logistics and industrial: 78%
  • Residential: 14%
  • Commercial, retail and hospitality: 8%

Most of the land is for business, not homes. The park uses a 99-year head lease with 30-year sub-leases. The DIP Holding corporate update of February 2026 says 99% of leases are for 30 years or more, the weighted average unexpired lease term (WAULT) is 18.7 years, more than 1,000 plots are leased and sub-tenants are now more than 3,000.

Sources disagree on tenants: Dubai Investments reports more than 1,200 tenants and more than 4,000 sub-leases; dipark.com shows more than 5,000 tenants. They also disagree on occupancy: Dubai Investments reports 99.9% in 2025, while Enterprise reported on 22 May 2026 that management said about 90%. The Q1 2026 corporate update (May 2026) reports no rental reductions and zero tenant defaults in that quarter.

Sub-areas

Wikipedia divides DIP into DIP 1 to the west and DIP 2 to the east. A 2026 Dubai Housing guide calls DIP 2 the southern phase, so sources disagree. The Dubai Statistics Centre lists Dubai Investment Park First (code 598) and Dubai Investment Park Second (code 597). An Oliva guide lists a "Dubai Investments Park Third", which we could not confirm.

Residential communities inside DIP include:

  • Green Community: Wikipedia places Green Community Village and Green Community East in the north of DIP 1. Brokerage guides say Properties Investment LLC developed it; Capstone Real Estate says that company is a joint venture between Union Properties and Dubai Investments.
  • Ritaj: An apartment complex developed by Dubai Investment Real Estate, says D&B Properties.
  • Dunes Village: A gated apartment community in the north-east, in DIP 2, per Wikipedia.
  • Ewan Residences: An apartment area, home to the Souq Extra DIP centre.

Lists differ by source. KidsZone Dubai listed seven communities in 2015: The Green Community, The Palisades, Ritaj, Dunes Village, Crown City, Dubai Lagoon and EWAN Residence. Petkovic Properties names Ritaj, Ewan Residences, Centurion Residences and Dunes Village.

Where is Dubai Investment Park in Dubai

Dubai Investment Park is in the south-west of Dubai, inside the wider Jebel Ali district, directly north of Expo City Dubai and east of the Jebel Ali Industrial Area.

Neighbours

Wikipedia places DIP, like Expo City Dubai, in the Jebel Ali district, and gives these neighbours:

  • South: The former Expo 2020 site, now Expo City Dubai, across Expo Road (E77).
  • West: The Jebel Ali Industrial Area, across Sheikh Mohammed Bin Zayed Road (E311).
  • South-west: The JAFZA Extension.

D&B Properties adds Jumeirah Golf Estates to the north, Dubai South to the south and Dubai Production City to the north-east. Mitchells Commercial Realty names Al Furjan, Discovery Gardens, The Gardens and Jebel Ali Village as adjacent. Engel & Völkers says DIP is a separate district next to Dubai South, near Al Maktoum International Airport, and not the same development. Emirates describes its planned crew village site at DIP as between Dubai International Airport and Dubai World Central, as Arabian Business Today reported via Yahoo Finance in January 2026.

Distances to nearby places

Premier Inn publishes distances and drive times from its DIP hotel:

  • Expo City Dubai: 10 km, 13 minutes
  • Jumeirah Golf Estates: 10 km, 11 minutes
  • Festival Plaza: 10.4 km, 13 minutes
  • Ibn Battuta Mall: 14.3 km, 15 minutes
  • Dubai Marina and JBR: 17.9 km, 25 minutes
  • Mall of the Emirates: 21 km, 22 minutes
  • Global Village: 21 km, 25 minutes
  • Al Maktoum International Airport: 25 km, 25 minutes
  • Palm Jumeirah: 26.4 km, 30 minutes
  • Dubai International Airport (DXB): 40 km, 45 minutes

These times are from one point. DIP is large, and traffic changes times.

Dubai Investment Park roads, traffic, parking and transport

Dubai Investment Park has access to Sheikh Mohammed Bin Zayed Road (E311), Emirates Road (E611) and Expo Road (E77), and it has its own station on the Dubai Metro Red Line (Route 2020 branch).

Main roads

Engel & Völkers says DIP has direct access to E311 (on its west side, per Wikipedia), Emirates Road E611 (which leads to Sheikh Zayed Road E11, per Mitchells Commercial Realty) and Expo Road E77 (on its south side, per Wikipedia). Dubai Housing (2026) says E77 and the Jebel Ali–Al Hibab Road (D57) border DIP 2. KidsZone Dubai wrote in August 2015 that Al Yalayes Road completed a link through DIP joining E311 at the Al Houdh roundabout with Emirates Road. Silverleaf Real Estate says DIP has more than 120 km of internal roads; we could not confirm this with the developer.

Drive times

  • Al Maktoum International Airport: Premier Inn 25 minutes; D&B Properties about 20; Engel & Völkers 15.
  • DXB: Premier Inn 45 minutes; Milestone Homes 30 to 35.
  • Downtown Dubai: D&B Properties 35 to 40 minutes; Milestone Homes 25 to 30 for Business Bay or Downtown.

Rome2rio estimates about 16 minutes by car from Dubai Marina to DIP 1, or about 29 minutes by metro and bus with transfers.

Dubai Investment Park metro station

Construction Business News ME reported that the RTA opened Dubai Investment Park and Expo 2020 stations on the Route 2020 line on 1 June 2021. Wikipedia also gives 1 June 2021; Metro Dubai Guide says January 2021 and UAEmood September 2021. We use the date in the RTA announcement report. The same report says DIP is the underground one of the two stations, covers 27,000 square metres and is 226 metres long, handles 13,899 riders per hour at peak and 250,000 a day, and has two platforms, four bus stands, 20 taxi stands and eight commercial outlets totalling 315 square metres.

Dubai-Online says the next stations are Jumeirah Golf Estates and Expo 2020, and passengers to UAE Exchange change at Jabal Ali. Wikipedia gives station code 74 and fare zone 1; Metro Dubai Guide gives zone 3, so check the RTA fare map. Metro Dubai Guide says Exit 1 faces Green Community East and the Fortune Park Hotel, and Exit 2 faces Green Community West and The Market Mall; we could not confirm this with the RTA. An older DubaiMetroLine.ae timetable (about 2025) shows the first train toward Centrepoint at 05:06 Monday to Thursday and trains toward Expo 2020 until about 01:03 on Fridays. Check the current RTA timetable.

Buses

Construction Business News ME reported that the RTA gave 35 buses to the Route 2020 stations and five routes went through DIP station at opening. Wikipedia lists feeder buses F46 (Ibn Battuta metro to DIP 2), F47 (DIP metro to Danube metro), F48 (Danube metro to DIP 2) and F51 (DIP metro to DIP 1). TheDubaiWeb names Route 64A and F26, which we could not confirm. An older RTA list on Dubai-Online shows express buses X92 from Al Ghubaiba and X94 from Gold Souq to DIP 1; we could not confirm they still run. Premier Inn says its hotel is 400 metres, about a three-minute walk, from the DIP Bus Station.

Traffic and parking

Because most of DIP is logistics and industry, per Dubai Investments, trucks share roads with residents. We found no official source on traffic levels or parking rules, and could not confirm whether DIP has paid public parking.

Living in Dubai Investment Park

Residents in Dubai Investment Park live in a few residential communities inside a mainly industrial and logistics park, with community malls, supermarkets, a specialty hospital, parks and mosques inside the area.

The residential communities

  • Green Community: Mitchells Commercial Realty says it has its own club, pools, tennis courts, a community centre and shops. Linda's says 67 acres; D&B Properties says 67 hectares, the figure other guides repeat.
  • Ritaj: KidsZone Dubai (2015) says more than 2,000 studio, one- and two-bedroom units in five-floor buildings. D&B Properties says 11 six-storey buildings in DIP 2. Mitchells says Ritaj has more basic facilities than Green Community.
  • Dunes Village: A gated community of about 1,000 units, per KidsZone Dubai.
  • Ewan Residences: Home to the Souq Extra retail centre.

Shops and malls

Mypawland names three community malls: Souq Extra, The Market in Green Community and The Town Mall. Souq Extra says its DIP centre has 16 units, 22,144 sq ft of GLA and anchor tenants Spinneys, Sharaf DG and Thrifty Car Rental (information from about 2018). Angloinfo lists a Choithrams at The Market, open 08:00 to 22:00 daily. Engel & Völkers says Town Mall is about 5 minutes away. Harper Wellington lists supermarkets Carrefour (DIP 1), Choithrams (Ewan), Nesto Hypermarket (DIP 2), Spinneys (Green Community) and West Zone Fresh (DIP 1).

For larger malls residents leave DIP. Angloinfo says Ibn Battuta Mall has a large Carrefour. Premier Inn gives 15 minutes to Ibn Battuta; Harper Wellington gives 20 minutes from Green Community.

Hospitals and clinics

NMC Healthcare says NMC Specialty Hospital – Dubai Investments Park is opposite Green Community, open 24 hours, with 60 inpatient beds, 30 consultation rooms, 4 operating theatres and 7 ICU beds. Doctor numbers differ: an NMC profile on Okadoc says more than 120 doctors in more than 30 specialties; the NMC booking page says 67 doctors and 28 specialties; the NMC location page says more than 27 doctors. Okadoc says it was NMC Hospital before; Practo still lists "NMC Royal Hospital, DIP". A 2026 Dubai Housing guide to Downtown Jebel Ali calls NMC Royal Hospital in DIP the nearest major emergency and specialist hospital to that area. We found no 2026 update on its ownership or status; check its licence and your insurance.

Smaller clinics include Al Shifa Al Khaleeji Medical Centre, on the ground floor of Bayan Business Centre, DIP 1 (Fidoc), and a DIP branch of Advanced Care Medical Center (HeliumDoc).

Parks and leisure

Linda's describes Green Community's man-made freshwater lake, thousands of trees, 10 swimming pools and children's parks such as Green Community East Swing Park and Ewan Child Park. Capstone Real Estate notes jogging tracks, walking paths through gardens and lakes, and many play areas. A Dubai Housing guide says 35% of DIP land is parks and lakes; we found no official breakdown to confirm this.

Mosques and places of worship

Tesla Properties names Al Salam Mosque and Al-Taqwa Mosque, and says churches are in Jebel Ali Village, about 15 minutes away (unconfirmed). Harper Wellington says many community mosques serve daily and Friday prayers. Khaleej Times (about 2010) said DIP's growth included mosques, schools, showrooms, hotels, offices and warehouses.

Hotels

Premier Inn says its DIP hotel has metro access, meeting rooms, a rooftop pool and restaurants. Metro Dubai Guide names a Fortune Park Hotel near metro Exit 1.

Schools in and near Dubai Investment Park

Greenfield International School, an IB school in Dubai Investment Park First, is the main KHDA-rated school we could confirm inside DIP, and KHDA rated it Very Good in 2026.

Greenfield International School

Arabian Business's list of 2026 "Very Good" KHDA schools includes Greenfield, in Dubai Investment Park First, teaching the International Baccalaureate (IB) from Early Childhood Centre (ECC) to Grade 12. Wikipedia says it opened in 2007. Fees differ by source: DubaiSchoolGuide lists AED 34,470 to AED 82,865 a year; BestSchool lists AED 35,092 to AED 89,192. Check with the school or the KHDA.

Other schools

Nibras International School is named in our sources for the area; we could not confirm its curriculum, location or KHDA rating. Khaleej Times (about 2010) said DIP's growth included schools but did not name them in the part we read. BestSchool publishes a guide to schools in neighbouring Jebel Ali and Al Furjan; we could not confirm nearby schools from a KHDA source. Check the KHDA list before choosing.

Sources: Arabian Business, 2026 'very good' KHDA schools, 2026; Wikipedia, Dubai Investments Park; DubaiSchoolGuide.com, undated; BestSchool.ae, Jebel Ali and Al Furjan, undated; Khaleej Times, c. 2010

Who lives in Dubai Investment Park

We could not confirm an official population figure for Dubai Investment Park, but sources describe a mix of apartment and villa residents in Green Community, Ritaj, Dunes Village and Ewan, next to a large business and logistics workforce.

Population and homes

We could not confirm current Dubai Statistics Centre population figures for DIP First (598) and DIP Second (597). Souq Extra said its catchment of Green Community Village and Ewan Residence had 75,900 residents; this is the operator's own figure from about 2018, not a census. Home counts differ: D&B Properties gives more than 12,000 units, Dubai Housing 34,522; the developer confirms neither. Capstone Real Estate and Linda's describe Green Community villas and apartments around lakes and gardens.

Workers and families

DIP is mainly a business park with more than 3,000 sub-tenants (February 2026 update). If the planned Emirates Cabin Crew Village opens, Emirates cabin crew will live in DIP; we could not confirm crew numbers or opening date. Greenfield school, children's parks and Green Community's club, pools and tennis courts suggest families live here. We could not confirm the share of families, single residents or nationalities.

Dubai Investment Park service charges and running costs

We could not confirm a single RERA service charge rate for Dubai Investment Park, so owners must check the rate for each building on the Dubai Land Department Service Charge Index or in Mollak.

Service charges

Owners in jointly owned Dubai buildings pay annual service charges. The Dubai Land Department (DLD) publishes approved rates in its Service Charge Index, and Mollak shows rates per building. We found no DIP-wide figure from the DLD or RERA. Rates in Green Community, Ritaj, Dunes Village and Ewan can differ; ask for the approved rate for the exact building.

District cooling

Vista Automation ME, a contractor on DIP District Cooling Plant 3, says Emicool's plants serve DIP, Green Community and Dubai Motor City. With district cooling, residents or owners often pay the provider separately. We could not confirm how Emicool bills DIP homes or its tariffs; check with Emicool and the building manager.

Ground rent and other costs

The ground rent, estate services and 99/30-year lease model applies mainly to plots leased by companies and sub-developers. We could not confirm how these pass to home owners; check the title deed and sale documents. Freehold owners in this DLD Designated Area pay the usual DLD fees; check current amounts before buying. Silverleaf Real Estate says DIP has solar energy and water recycling; we could not confirm this with the developer.

New projects and what is coming to Dubai Investment Park

The main new plans for Dubai Investment Park in 2026 are an Emirates Cabin Crew Village and a possible stock market listing (IPO) of the park, after the parent moved the park into DIP Holding.

Emirates Cabin Crew Village

The Dubai Media Office reported on 21 January 2026 that Emirates signed an agreement with DIP, naming Khalid Bin Kalban and Omar Al Mesmar. Arabian Business Today, via Yahoo Finance, said the deal is for a Cabin Crew Village. We could not confirm its size, number of homes or opening date.

DIP Holding and the IPO plan

After the internal transfer to DIP Holding in the first half of 2026 (duba.ist), Enterprise reported on 22 May 2026 that DIP is still pushing ahead with initial public offering (IPO) plans. We could not confirm the date, size or exchange. An IPO changes company ownership, not the title of homes owners already hold.

Dubai Investment Park vs Jebel Ali, Discovery Gardens, Al Furjan, Dubai South, Green Community

Dubai Investment Park is a mainly industrial and logistics park with residential clusters, while its neighbours differ in role: Green Community is a residential part of DIP, Dubai South is a separate airport city, and Jebel Ali, Discovery Gardens and Al Furjan are nearby areas to the west and north.

Our sources give fewer facts about the other areas, so this comparison uses only stated facts.

  • Jebel Ali: DIP is inside the wider Jebel Ali district, with the Jebel Ali Industrial Area to the west across E311 (Wikipedia). Jebel Ali Village is adjacent (Mitchells). Drive time 10 to 15 minutes (Milestone Homes; Oliva for the port). DIP metro riders to UAE Exchange change at Jabal Ali (Dubai-Online).

  • Al Furjan: Adjacent (Mitchells); BestSchool covers it with Jebel Ali. We could not confirm its developer, size or facilities.
  • Dubai South: South of DIP (D&B Properties), a separate development built around Al Maktoum International Airport (Engel & Völkers), 12 to 15 minutes' drive (Milestone Homes). Dubai World Central, named in the Emirates site description, is the former name of Dubai South.
  • Green Community: Not a separate district but a residential community in the north of DIP 1, with more facilities than Ritaj (Mitchells), opposite the NMC hospital and served by Emicool cooling.
  • Metro and freehold: DIP has its own Route 2020 station next to Jumeirah Golf Estates station. The DLD lists DIP as a Designated Area; we did not check the other areas.
