Each guide comes from a research file with dated sources: the Dubai Land Department, the Central Bank of the UAE, government services, law firms, banks and the press. Where sources disagree, the guide says so and gives both figures. A regional war began on 28 February 2026 and the market fell after it; the guides use figures from after that date where they exist.
