Real Rental Yield vs Portal Yield: The Ejari Reality Check

Why advertised 8–10% yields are portal fiction, and how to calculate honest net rental returns using registered Ejari leases and DLD service charges.

Guide checked 7 November 2026 · Ejari registrations & Mollak index

The Advertised Yield Illusion

Property portals and broker marketing in Dubai constantly promote “8% to 10%+ Rental Yields!” to attract international capital. In reality, these figures represent gross yields based on optimistic asking rents, ignoring the substantial operating friction registered across the Dubai Land Department (DLD), the Mollak Service Charge system, and official Ejari lease records.

When you account for approved Mollak building maintenance fees, separate district cooling (chiller) consumption, leasing agency commissions, and turnover vacancy, an advertised 9.4% gross yield routinely converts to a 4.7% to 5.5% real net cash yield.

Real DLD & Ejari Case Study: How a 9.4% JVC Yield Collapsed to 4.7% Net

Property: Bloom Heights, Jumeirah Village Circle (JVC) · 1-Bedroom (750 sq ft)

The Broker's Pitch: Asking price of AED 750,000. The agent advertised: “Expected rent AED 70,500/year—massive 9.4% ROI in Dubai's highest-yielding community!”

What the Official Ejari & Mollak Records Revealed:

The Reality: Gross signed rent of AED 61,000 minus operating costs of AED 23,275 leaves a true net cashflow of AED 37,725 per year. Divided by total capital deployed of AED 800,530, the investor's true net cash-on-cash yield is 4.71%—exactly half of the 9.4% headline advertised by the broker.

The 4 Binary Stop / Go Yield Verification Gates

Before purchasing an investment property based on projected rental income, test the deal against these 4 empirical gates:

Verification Gate What to Audit Stop Trigger (Walk Away) Go Trigger (Proceed)
1. Mollak Service Charge Ratio Divide annual Mollak service charges by registered Ejari gross rent. STOP Service charges consume >25% of gross rental income (common in low-cost towers with high amenity ratios or older towers with rising reserve funds). GO Service charge consumes <16% of gross rent, preserving net operational income.
2. Chiller Infrastructure Model Confirm whether cooling is "Chiller Free" (included in service charge), DEWA metered, or Third-Party District Cooling (Empower / Tabreed). STOP Third-party district cooling where landlord pays high fixed monthly capacity charges even during vacant months. GO Chiller included in building service charge OR 100% metered to tenant DEWA account.
3. RERA Rental Index Eviction Cap If buying tenanted, compare current rent against the official RERA Rental Calculator ceiling. STOP Tenant pays 30% below market and broker promises "you can raise rent to market on day one." Dubai Decree No. 43 of 2013 strictly caps annual increases between 0% and 20%. GO Unit is vacant on transfer OR tenanted within 10% of current RERA index benchmark.
4. "Guaranteed Return" Contract Schemes Inspect developer "Guaranteed 8% Net ROI for 3 Years" clauses in off-plan contracts. STOP Developer inflates the initial property purchase price by 20% to 25% and uses your own capital to pay the "rental guarantee." GO Unleveraged organic market yield verified against registered Land Department Ejari contracts.

Copy-Paste WhatsApp Negotiation Scripts

Use these scripts to strip optimistic marketing numbers down to Land Department reality during negotiations:

Script 1: Debunking the Portal "9% Gross Yield" Marketing Pitch
Use when an agent uses inflated gross asking rents to defend an elevated purchase price:
"Your marketing quotes a 9.2% gross yield based on AED [Advertised Rent]. However, official Land Department Ejari records show the median registered rent for identical [Bedrooms] in this tower over the last 12 months is AED [Ejari Median]. Factoring the approved Mollak service charge of AED [Service Charge Rate]/sq ft (AED [Total Annual Service Fee]/yr), the true organic net cash return is [Calculated Net Yield]%. Our offer of AED [Target Purchase Price] reflects an honest 6.5% net yield on capital."
Script 2: Discounting for Below-Market Tenancy Retention
Use when negotiating a tenanted unit where you cannot raise the rent under RERA laws:
"The existing tenant is paying AED [Current Rent], which is AED [Rent Shortfall] below market. Under the RERA Rental Calculator (Decree 43/2013), this rent can only be adjusted by a maximum of [Allowed %]% next renewal. As the incoming buyer, we are locked into this low-yield income stream for at least 12 to 24 months. Our offer of AED [Counter Price] offsets this loss of income compared to an equivalent vacant-on-transfer unit."
