36,928 sales in 2019. 214,839 in 2025. Off-plan was one sale in ten in 2011 and is two in three now. From March to August 2026 the average was 12,975 a month: 27% below the same months of 2025 and 21% above the same months of 2023.
January 2026 was the highest month on record at AED 70.2bn. March to August 2026 averaged AED 36.1bn. The value fell further than the count because land and homes above AED 10m fell the most.
The off-plan resale, the "flip", is about 1,000 sales a month: one for each ten developer sales. Our unit list holds about 95 of 100 off-plan sales and about 55 of 100 ready sales, so the ready bar is a lower limit.
The median off-plan resale was 17.3% above the purchase price in mid 2023, 6.9% in the first quarter of 2026 and 0% in the third. In the third quarter 44% of off-plan resales were registered at the purchase price.
What the sales records say: twenty comparisons, each with its chart →
Sales: Dubai Land Department sale records, all property kinds, to 31 August 2026. Resales: unit-level Dubai Land Department sale records from 2020 to 10 October 2026; our unit list does not hold every sale. "Conflict starts" marks 28 February 2026; a date on a chart does not show a cause.
Index values: Property Monitor Dynamic Price Index, read on 10 Oct 2026. Property Monitor revises recent months. The labels are our own. They mark events by date. They do not show that an event caused a price change. Label 9 comes from market commentary and is not checked against a news source.
What the lines include. Every line is a price line only. Taxes, transfer fees, agent fees, service charges and rent are not in any line. No line is adjusted for inflation. In "Local currency" each line moves with prices in its own currency, so currency changes are not in it. In "US dollars" each line is divided by the exchange rate of the quarter (BIS, quarter average), so it shows the result for a buyer who holds dollars. The dirham is fixed to the dollar, so the Dubai lines do not change.
Countries. BIS selected residential property prices: nominal, national, quarterly. Japan ends in Q4 2025. India starts in Q1 2009.
Cities. London: UK House Price Index. New York, Los Angeles, Miami: S&P Case-Shiller indices from FRED. Florida is a state: FHFA all-transactions index. Sydney and Melbourne: Australian Bureau of Statistics, median price of established house transfers, a plain median. Monaco: IMSEE property observatory, estimated price per square metre, one figure a year from 2016 to 2025, joined by straight lines; IMSEE says earlier years cannot be compared. Hong Kong and Singapore are the BIS lines again.
Dubai developments and types. Our own figures from Dubai Land Department sale records (open data copy to 14 Sep 2026). Each point is the median price per square metre of the sales in one quarter. All lines except "Off-plan apartments" use resale of completed homes only. A median moves when the mix of homes sold changes, so these lines are rougher than an index. Records before Q2 2009 are left out because the registered prices do not match the market then. Quarters with fewer than 15 sales are left out. Lines with * use the sales of the last four quarters together, because one quarter has too few. "Sea front apartments" = Palm Jumeirah, Jumeirah Beach Residence, Dubai Harbour, Bluewaters, La Mer and Pearl Jumeira together. The Palm Jumeirah lines and the sea front line start from prices in 2009 to 2011 that look low against the market, so their gains from those years are too high.
Rebase. Every line, Dubai included, is multiplied by one number so that it equals 100 in the quarter you choose. Dubai uses the average of the three months. The shape of each line does not change. With the index base (January 2008) Dubai keeps its published values and each grey line is scaled to equal Dubai in Q1 2008. A line with no data in the base quarter starts on the Dubai line at its first quarter.
