The agent's view
“Sort by sales, not by price. A tower with many sales gives you a fair price to work from.”

Compare towers: risk against reward

Each circle is one tower with resale sales. Up = more return. Left = less risk. Top left is the best corner. A larger circle = more sales. The black diamond is Business Bay. Click a circle, or the + beside a name in the table, to compare this tower with that one. Up to 6.

Return a year = gross yield + price growth a year over the last 3 years. Price swing = how far the quarter price moves in a year (standard deviation). A tower with few sales swings more, because 3 sales can set a quarter. Dotted lines = the median tower. Circle colour = investment score. Values past the edge sit on the edge. Past results; not a forecast.

Median resale price per sq ft for each quarter. A quarter with fewer than 3 sales keeps the figure from the quarter before. The chart starts at the first quarter where every chosen tower has a figure, 2021 at the earliest. Business Bay = the median change of the towers with sales in both quarters, linked quarter to quarter.

Price, yield and investment score: how we calculate them

Median price, average price, AED per sq ft: sales in the 12 months to 10 Oct 2026, all unit types together. A tower needs 5 sales. Resale and off-plan are never mixed: a price with the red off-plan mark comes from off-plan sales only. Bulk transfers, same-price transfers and sizes that do not fit the type are left out (same rules as the tower pages). Totals row: median of the resale towers shown. 132 towers have a price (91 resale, 41 off-plan).

Gross yield: median asking rent for a year divided by the median resale price, for each unit type with 5 resale sales and 3 rent adverts; then the average of the types, weighted by sales. Asking rents (adverts read on 7 Oct 2026), not registered contracts. Before service charge and empty months. 81 towers.

Investment score (0 to 100, trial): our own figure, from five parts. Resale towers only, 80 towers. A tower needs a yield and 3 of the other 4 parts. A part with too little data is left out and the rest is scaled to 100 (marked *). It is a ranking of the data we hold, not advice: it does not know the service charge, the build quality, the view or the loan cost.
