What is Al Furjan
Al Furjan is a 560-hectare mixed-use Nakheel community in west Dubai, with villas, townhouses, apartments and its own metro station.
Nakheel is the master developer of Al Furjan. Nakheel describes the community as spanning 560 hectares. Khaleej Times gave the same 560-hectare figure on 19 September 2019.
Nakheel describes Al Furjan as a mixed-use development. Nakheel says it has its own Dubai Metro station, two retail Pavilions, a community clubhouse and schools. In a press release of 25 January 2022, Nakheel called Al Furjan "one of Dubai's biggest and most popular mixed-use developments". This is the developer's description.
Nakheel became part of Dubai Holding in March 2024. Dubai Holding announced this on 16 March 2024, after a mandate from Sheikh Mohammed bin Rashid Al Maktoum.
The types of homes
Nakheel's original Al Furjan villas are four-bedroom villas and three-bedroom townhouses. Nakheel says its "Quortaj-style" homes mix North African, Islamic and Mediterranean styles. These homes have tiered green tile roofs and arches.
Wikipedia says Al Furjan homes come in three styles: Al Hejaz (traditional Arabic), Dubai (local) and Quortaj (Islamic and Mediterranean). We could not confirm this.
Many private developers built apartment buildings on plots inside Al Furjan. Danube Properties, Azizi Developments and Nabni Developments are three examples that news reports and developer releases name.
The sub-communities
- Al Furjan villas: the first Nakheel villas and townhouses. Wikipedia says this part was developed first. We could not confirm this.
- Masakin Al Furjan: Wikipedia says this has seven low-rise blocks in the South Village. We could not confirm this. Nakheel's Tilal Al Furjan map marks Masakin Al Furjan.
- Murooj Al Furjan: a gated community of four- and five-bedroom villas, according to Nakheel's brochure. Nakheel launched it in May 2021 and Murooj Al Furjan West in September 2021.
- Tilal Al Furjan: two gated communities of four- and five-bedroom villas on raised ground, according to Nakheel. Nakheel launched it in January 2022.
- Apartment plots: mid-rise buildings by other developers, for example Azizi, Danube and Nabni.
Wikipedia says Al Furjan is organised in East, South, North and West villages. We could not confirm this. Nakheel's own pages use the names Al Furjan West Pavilion and Murooj Al Furjan West, which match the "West" name.

Al Furjan roads, traffic, parking and transport
Al Furjan has its own Red Line metro station, an RTA feeder bus, and road access from the E311, the E11 and Al Yalayis Street.
Metro
Nakheel says Al Furjan Metro Station opened on 1 January 2021. Jebel Ali, The Gardens and Discovery Gardens stations opened on the same day. All four stations are on the RTA's Route 2020.
Nakheel wrote on 10 February 2026 that Al Furjan Metro gives direct access to the Red Line through Route 2020. Nakheel says the line links Expo City Dubai and central Dubai.
Wikipedia says Route 2020 is a 15 km extension of the Red Line from Jabal Ali to the Expo site. It names Alstom, Acciona and Gulermak as the builders. We could not confirm this. Wikipedia also says five of the seven Route 2020 stations are elevated and two are underground. We could not confirm this.
Sources disagree on the opening date. Wikipedia says Route 2020 was inaugurated on 8 July 2020. Nakheel says Al Furjan station opened to the public on 1 January 2021. The first date may be the line inauguration and the second the station opening.
Bus
The RTA bus route list of August 2025 shows a metro feeder route named "Al Furjan - Discovery Gardens". We could not confirm the route number from an RTA source. The same list shows a feeder route from Ibn Battuta Bus Station to Discovery Gardens.
Roads
Nakheel names three access roads: Sheikh Mohammed Bin Zayed Road (E311), Al Yalayis Street (D57) and Sheikh Zayed Road (E11). Nakheel's Murooj brochure gives a 3-minute drive to Al Yalayis Road and a 7-minute drive to Sheikh Zayed Road.
Khaleej Times quoted a resident in September 2019 about road access. He said access became easier after the opening of Al Asayel and Al Yalayis roads. Before that, he said, the roads were crowded and rough.
In March 2025 the RTA and Dubai Holding signed an AED 6 billion agreement for traffic works. Dubai Holding says the works cover communities including Al Furjan, Jumeirah Park, Palm Gateway, JVC, Arjan, Majan and Dubai Production City. The release does not give details of the Al Furjan works. We could not confirm this.
Drive times from Murooj Al Furjan
Nakheel gives these drive times for Murooj Al Furjan in two documents.
- Al Furjan Metro: 6 minutes (Nakheel blog, February 2026).
- Ibn Battuta Mall: 11 minutes (blog) and 10 minutes (brochure).
- Dubai Marina: 16 minutes (blog).
- Palm Jumeirah: 20 minutes (blog).
- Downtown Dubai: 28 minutes (blog).
- Expo site: 15 minutes (brochure).
Sources disagree on the drive to Al Maktoum International Airport. Nakheel's Murooj brochure gives 20 minutes. Its Murooj blog gives 25 minutes. Its Al Furjan page gives 24 minutes. The Tilal Al Furjan brochure gives 20 minutes.
Parking
Nakheel says Tilal Al Furjan villas have garages for up to three cars. Wikipedia says Al Furjan Pavilion opened with 300 parking spaces. We could not confirm this. We could not confirm the parking rules for the apartment buildings.

Living in Al Furjan
Daily life in Al Furjan centres on two retail Pavilions, a community club, pools in the gated villa projects and nearby Ibn Battuta Mall.
Shops and the Pavilions
Nakheel lists Al Furjan Pavilion and Al Furjan West Pavilion as the community's retail centres. Nakheel says the Pavilions have a pool, sports courts, restaurants, cafes and shops.
Wikipedia says Al Furjan Pavilion in Al Furjan South opened in December 2016. It says the Pavilion has a Spinneys supermarket, a Medicentre clinic and a members' recreation centre. We could not confirm this.
Khaleej Times quoted residents in September 2019. One resident named Spinneys and the Pavilion as useful facilities. Another said the Pavilion had "all we need".
Ibn Battuta Mall
Nakheel says Ibn Battuta Mall is a 10-minute drive from Al Furjan villas. Wikipedia says the mall opened in 2005 on Sheikh Zayed Road. We could not confirm this. Wikipedia gives about 275 shops and 50 restaurants. We could not confirm this.
Pools, sports and parks
Each gated villa project has its own facilities. Nakheel gives these lists.
- Murooj Al Furjan: three large pools with children's pools, a tennis and basketball court, shaded play areas, picnic and barbecue areas, walkways and cycle lanes (2021 brochure).
- Tilal Al Furjan: pools, a children's play area, padel, tennis and basketball courts, a park and a retail centre (2022 brochure). The 2022 press release also lists cycle paths.
- Original villas: access to the Pavilion pool and sports courts, according to the Nakheel project page.
Nakheel describes Murooj Al Furjan as a low-density enclave with parks, private gardens and pedestrian paths. Nakheel's brochure says Al Furjan has a community club. The Tilal Al Furjan map marks Al Furjan Club.
In 2019 one resident told Khaleej Times about gaps in the older villa area. He said there was no gym, no pool, no real parks and no gated entrance. Another resident said she paid each year for a Masakin club membership. These comments are from 2019, before the Murooj and Tilal projects opened.
Places of worship
Wikipedia says Al Furjan West has a mosque next to Al Furjan West Pavilion and another mosque is in Al Furjan South. We could not confirm this.
Nakheel's Tilal Al Furjan brochure shows a mosque about 10 minutes away on its map. The same map shows three churches about 10 minutes away. These are St. Mina Coptic Orthodox Church, Christ Church Jebel Ali and St. Francis of Assisi Catholic Church.
Sources disagree on this point at first sight. Wikipedia says there are no churches or temples inside Al Furjan. Nakheel lists three churches about 10 minutes away. Both can be true, because the churches are near Al Furjan and not inside it.

Who lives in Al Furjan
Nakheel said in January 2022 that nearly 30,000 people lived in Al Furjan.
Population
Nakheel said in January 2022 that Al Furjan was home to nearly 30,000 people. Nakheel said in December 2020 that Al Furjan, Discovery Gardens and The Gardens had almost 95,000 residents combined.
Sources disagree on the size of the population. Wikipedia gives a planned population of up to 90,000 for Al Furjan alone. Nakheel says nearly 30,000 people lived there in 2022. The first figure is a plan and the second is a count of residents.
Digital Dubai reported on 30 July 2026 that Dubai's population reached 4.580 million at the end of 2025. The release gives no figure for Al Furjan. We could not confirm a current official population for Al Furjan.
Households
The housing mix shapes who lives here. The Nakheel villas and townhouses have three to five bedrooms. The private apartment buildings add studios and smaller flats. Khaleej Times said in 2019 that homes range from studio apartments to villas with up to four bedrooms.
Khaleej Times spoke to three residents in September 2019. One was a lawyer who moved from a two-bedroom apartment to a villa with his children. One was a long-term expatriate who worked at Expo 2020 Dubai. She said she drove 15 minutes to work. The third was a mother of daughters who liked the gardens near her home.
Khaleej Times reported on 16 December 2025 that Nabni Developments named couples and families as the buyers its Al Furjan building attracts. This is the developer's view.
Demand for villas
Nakheel said villa demand rose in 2020. Nakheel said buyers wanted more indoor and outdoor space after the pandemic.
We could not confirm the nationality mix of Al Furjan residents from a government source.

Al Furjan service charges and running costs
We could not confirm an Al Furjan service charge rate, because the DLD index returned no figures on 14 October 2026.
Service charges
The Dubai Land Department (DLD) publishes the Service Charge Index. The Real Estate Regulatory Agency (RERA) approves the charges in it. Owners of jointly owned buildings and communities pay these charges each year.
The DLD index shows Al Furjan entries, but it returned no rates to our check. No Al Furjan service charge rate is recorded here. We could not confirm this.
The charges in Al Furjan are not the same for all homes. Each apartment building has its own owners' association budget. The gated villa projects, such as Murooj Al Furjan and Tilal Al Furjan, have shared pools, courts and parks. We could not confirm how the master community charge and the building charges are split.
Cooling
Empower provides district cooling to three Route 2020 metro stations, including Al Furjan station. The International District Energy Association reported this on 22 July 2020. The capacity for the three stations is 2,100 refrigeration tons.
We could not confirm which homes in Al Furjan use district cooling. We could not confirm the cooling provider for each apartment building. Villas with their own air-conditioning units pay for cooling through their electricity bill.
Energy features in new villas
Nakheel says Tilal Al Furjan villas have solar water heaters. They also have heat-recovery fresh-air units and an electric vehicle charging point. These features can reduce running costs. We could not confirm the size of any saving.

New projects and what is coming to Al Furjan
Nakheel is handing over Tilal Al Furjan, and other developers are building apartment blocks due in 2027 and 2028.
Nakheel villa projects
Nakheel launched Tilal Al Furjan in January 2022. It has 220 four- and five-bedroom villas in gated communities on raised ground above Al Furjan.
Nakheel says Tilal Al Furjan villas are up to 5,270 sq ft. Each villa has a private garden with provision for a pool. Each has a garage for up to three cars.
Nakheel's Tilal Al Furjan progress page shows construction at 100%. It says customer orientation and handover are in progress. The contractor is Bhatia General Contracting Co. LLC.
Wikipedia says Murooj Al Furjan has 418 villas. It says construction began in 2021 for completion in 2024. We could not confirm this.
Apartment buildings by other developers
- Gemz (Danube Properties): Danube began handover on 14 November 2024, five months ahead of schedule. The pyramid-shaped building has 270 apartments and duplexes and 9 shops. Its built-up area is 530,000 sq ft. Danube launched it in June 2022.
- NABNI Avenue Residence 7 (Nabni Developments): Khaleej Times reported on 16 December 2025 that construction had begun. The 12-storey building has 166 homes. Handover is planned for August 2027.
