What is Discovery Gardens
Discovery Gardens is an apartment community by Nakheel in the Jebel Ali area of Dubai, built in garden-themed clusters between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road.
Nakheel describes Discovery Gardens as a residential community inspired by garden living. Nakheel says the community has themed clusters of low-rise apartment buildings and a retail centre, the Discovery Gardens Pavilion.
Gulf News reported on 13 July 2004 that Nakheel launched sales of Discovery Gardens on 12 July 2004. Gulf News called it Nakheel's ninth project in Dubai. Nakheel sold the buildings to property developers and investors, who then rented or sold the units, according to the same report.
The emirate's community map uses another name. dxbpropy.ai, a property data site, says the official community name is Jabal Ali First. Its figures also group Discovery Gardens with Al Furjan and Wasl Gate under that name. We could not confirm the boundary from a Dubai Land Department (DLD) map.
Who is the master developer
Nakheel is the master developer. Gulf News (2004), Al Bawaba (2005), WAM (2008) and Nakheel's own project page all name Nakheel.
Day-to-day community management now sits with Dubai Holding Community Management (DHCM). DHCM publishes a Discovery Gardens page with a community team and a 24-hour line. Gulf News reported on 25 December 2025 that DHCM told residents about the new paid parking system by email. Khaleej Times reported on 14 April 2026 that Nakheel also sent emails to residents about parking. Both companies are linked in these reports. We could not confirm the exact split of duties between Nakheel and DHCM.
How big is Discovery Gardens
Sources disagree about the size and the number of buildings. The list below gives each figure and its source.
- Gulf News, 13 July 2004: a 420,000 square metre development. This may describe only the first phase. We could not confirm this.
- Al Bawaba, 24 July 2005: 2.4 million square metres, 291 buildings and 29,000 apartments.
- WAM, 18 February 2008: 26 million square feet, 291 buildings and more than 26,000 studios and one- and two-bedroom apartments.
- Nakheel project page (undated): 26 million square feet, six clusters, 300 buildings and more than 26,000 apartments.
- Nakheel Communities and DHCM (undated): 26 million square feet, five clusters, 245 buildings and more than 18,000 apartments.
The 26 million square feet figure is about 2.4 million square metres. It agrees with the 2005 figure. The newer, lower building count may exclude some clusters. We could not confirm why the counts differ.
Clusters
Nakheel names six themed clusters. WAM listed the same six in 2008:
- Zen
- Mediterranean
- Contemporary
- Cactus
- Mogul
- Mesoamerican
Gulf News reported in July 2004 that Mediterranean Gardens was the first cluster on sale. Mediterranean Gardens One had 36 buildings with 1,380 studios and 1,392 one-bedroom apartments. Gulf News reported on 31 July 2004 that Mogul Gardens 1 had 26 buildings with 1,058 studios and 988 one-bedroom apartments.
Nakheel Communities and DHCM now say the community has five clusters. They do not name the five. We could not confirm which cluster is no longer counted.
Freehold status
Regulation No. 3 of 2006 lets non-UAE nationals own property in listed Jebel Ali plots. The plots are 051, 074, 081, 082, 083, 084, 142, 143 and 391. The regulation does not name Discovery Gardens. We could not confirm which plot holds Discovery Gardens. Buyers should check the title deed and the DLD record of the unit.

Where is Discovery Gardens in Dubai
Discovery Gardens is in the Jebel Ali district, between Interchanges 5 and 6 of Sheikh Zayed Road, next to The Gardens, Al Furjan and Ibn Battuta Mall.
Gulf News reported in July 2004 that the site is along Sheikh Zayed Road between Interchanges 5 and 6. Khaleej Times repeated this location on 30 October 2018.
Khaleej Times described the community as rectangular. One end faces Sheikh Zayed Road (E11). The other end runs along Sheikh Mohammed Bin Zayed Road (E311).
Wikipedia says Discovery Gardens lies between Sheikh Zayed Road and Emirates Road in the southern suburbs of Dubai. Emirates Road is the E611. WAM wrote in 2008 that the community gives access to Sheikh Zayed Road and Emirates Road. Sources use different names for the inland road. We could not confirm which name each source means.
Neighbours
- The Gardens: an older Nakheel community. Al Bawaba reported in 2005 that its first phase was complete in 2003.
- Al Furjan: a Nakheel community to the south-west. The Discovery Gardens metro station has an exit to The Gardens and Al Furjan, according to a JRE station guide.
- Jebel Ali Village: the station has a third exit to Jebel Ali Village, according to the same guide.
- Ibn Battuta Mall: Al Bawaba (2005) and Nakheel Communities place Discovery Gardens next to Ibn Battuta Mall.
- Expo City Dubai: Wikipedia says the area is near the Expo 2020 site.
Propsearch, a community guide, says Discovery Gardens is at the junction of Sheikh Zayed Road (E11) and Garn Al Sabkha Street (D59). It says Al Asayel Street (D72) runs near the centre of the community.
Location inside the official map
dxbpropy.ai says the official community is Jabal Ali First. Dubai Statistics Center population estimates, as compiled by citypopulation.de, list a community called Jebal Ali First. We could not confirm that this community has the same boundary as Discovery Gardens.

Discovery Gardens roads, traffic, parking and transport
Discovery Gardens has its own metro station on the Red Line Route 2020 branch since 1 January 2021, and road access to Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road, but residents report heavy peak traffic and a parking shortage.
Metro
The RTA opened the first four Route 2020 stations on 1 January 2021, according to Nakheel's press release of 31 December 2020. The four stations were Jebel Ali, The Gardens, Discovery Gardens and Al Furjan.
Wikipedia says the Discovery Gardens station has the code 71 and is in fare zone 2. It is an elevated station above Gardens Boulevard (D591). It sits on the south-west edge of the community, south-east of the junction with Al Asayel Street (D72). The next stations are The Gardens (towards Centrepoint) and Al Furjan (towards Expo 2020).
A JRE station guide lists three exits:
- Exit 1: Discovery Gardens and Gardens Boulevard (D591).
- Exit 2: The Gardens and Al Furjan.
- Exit 3: Jebel Ali Village.
The RTA magazine Al Masar says Route 2020 is 15 km long with 7 stations. It says the line serves The Gardens, Discovery Gardens, Al Furjan, Jumeirah Golf Estates and Dubai Investment Park.
Before 2021, the nearest stations were on the main Red Line. Khaleej Times wrote in 2018 that the community had the Nakheel Harbour and Tower metro station. WAM wrote in 2008 that the Red Line would have a station at Ibn Battuta Mall.
Buses
Wikipedia lists RTA bus F45 (Discovery Gardens metro station to Al Furjan) as a connection at the station. Moovit, a transit app, describes F45 as a feeder route between Al Furjan and Discovery Gardens. We could not confirm the full RTA bus timetable.
Roads and exits
The main internal road is Ibn Battuta Street. What's On reported in April 2017 that lane closures for Route 2020 ran along Ibn Battuta Street. It also said a second exit onto Sheikh Zayed Road had opened from the back of the community.
The RTA opened a traffic diversion at the Ibn Battuta Street junction on 24 January 2020, according to an RTA statement on Zawya. The RTA closed the Discovery Gardens junction and made Ibn Battuta Street one-way towards Al Asayel Street. The National reported the same change on 22 January 2020. The RTA told residents to use Nakheel Towers Street or Qarn Al Sabkha Street via Al Asayel Street.
Drive times
Khaleej Times published these car commute times on 30 October 2018. It did not say at what time of day.
- Dubai Media City: 13 minutes.
- Dubai Marina: 14 minutes.
- Al Maktoum International Airport: 28 minutes.
- DIFC: 38 minutes.
- Dubai International Airport: 46 minutes.
We found no newer official drive-time figures.
Traffic
A resident told Khaleej Times in 2018 that it was hard to leave the community at peak hours. He linked this to metro construction at the time. We found no RTA traffic count for the community exits. We could not confirm current peak delays.
Parking
Khaleej Times wrote in 2018 that there were no designated car parks, but parking was plentiful around each building. Later reports describe a shortage.
Gulf News reported on 25 December 2025 that DHCM would introduce regulated parking. Parkonic would run the system. Paid parking started on 15 January 2026. Each unit in a building without its own parking gets one free permit. Owners of a second vehicle must buy a subscription, according to Gulf News.
Khaleej Times reported on 14 April 2026 that Parkonic cut the subscription rates from 15 April 2026. Visitor parking costs Dh4 per hour from 8am to 5pm and Dh6 per hour from 5pm to midnight. Parking is free from midnight to 8am, according to the same report. Registration needs a title deed, Ejari and a lease, according to Khaleej Times.
Residents described the shortage on the Reddit forum r/dubai in July and October 2025. Several said they could not find a space after 8pm. These are personal accounts. We could not confirm them.

Living in Discovery Gardens
Discovery Gardens is a low-rise apartment area with landscaped courtyards, pools, sports courts, mosques and the Discovery Gardens Pavilion, and Ibn Battuta Mall is next to it.
Homes
The homes are studios and one- and two-bedroom apartments, according to WAM (2008) and Khaleej Times (2018). Khaleej Times described the buildings as low-rise, colourful and grouped by architectural theme.
Khaleej Times reported in 2018 that more than 30 per cent of the development is landscaping. Wikipedia quotes the Khaleej Times headline that calls it "the greenest area of New Dubai".
Amenities
DHCM lists these amenities in Discovery Gardens:
- Football pitches and cricket nets.
- Mosques.
- Children's play areas.
- Tennis courts and basketball courts.
- Swimming pools.
- A shopping pavilion.
- Petrol stations.
- Recycling stations and donation drop boxes.
WAM reported in 2008 that the plan had five mosques, 13 swimming pools, five tennis courts and eight playgrounds. We could not confirm how many of each exist today.
Shops and food
Nakheel Communities says the Discovery Gardens Pavilion has lifestyle stores, cafes, supermarkets, clinics, pharmacies, pet shops, salons, money exchanges, children's nurseries and restaurants. Khaleej Times wrote in 2018 that the Pavilion has a Carrefour. Nakheel COO Aqil Kazim told Khaleej Times that the Pavilion opened in 2004.
Residents told Khaleej Times in 2018 that Street 1 is a food street with many low-cost restaurants. The same residents said Street 8 has the Pavilion.
The National reported on 3 April 2013 that Nakheel was building a new community centre for Discovery Gardens, Al Furjan and The Gardens. The centre would have shops, restaurants and a day care over 8,700 square metres. It was due to open in 2014. We could not confirm the opening date.
Ibn Battuta Mall is next to the community, according to Nakheel Communities. Nakheel Communities describes it as a themed mall with India, Persia, Egypt, Tunisia, Andalusia and China courts.
Health
Wikipedia, citing an area guide, says the area has three medical centres. Nakheel Communities says the Pavilion has clinics and pharmacies. We found no hospital inside the community. We could not confirm the names of the clinics.
Waste and recycling
Averda, a waste company, says Nakheel gave it a three-year waste contract for Discovery Gardens. Averda says the site makes 60 to 70 tonnes of waste a day. The contract added 50 recycling cages and collections six days a week, according to Averda. The Averda page has no date. We could not confirm the contract dates.
Security
Wikipedia, citing Emirates 24|7 (6 November 2013), says there were security issues in 2012. It says a CCTV system was then planned. We found no recent police data for the community.
Community events
A resident wrote on Reddit in October 2025 that the garden area holds events in winter, such as flea markets. We could not confirm this from DHCM or Nakheel.

- dxbpropy.ai, October 2026: about 104,262 residents in Jabal Ali First, which it equates with Discovery Gardens.
Sources disagree. The Jabal Ali First figures may include Al Furjan and other areas. We could not confirm a population for Discovery Gardens alone.
Households
WAM said in 2008 that Nakheel aimed the community at a broad socioeconomic group. Khaleej Times reported in 2018 that residents were mainly small expatriate families and some bachelors. A resident called it a community for the mid-income population.
Gulf News reported in 2025 on overcrowded shared flats in Dubai. It named Discovery Gardens as a hotspot for budget housing near the metro. One resident told Gulf News that 18 people shared a one-bedroom flat. This is one account. We could not confirm how common this is.
Residents on Reddit in 2025 linked the parking shortage to shared bachelor housing with several cars per unit. These are personal views. We could not confirm them.
Nationalities

Discovery Gardens service charges and running costs
Owners pay building service charges and district cooling charges, and Discovery Gardens uses district cooling first supplied by Palm District Cooling.
Service charges
The Real Estate Regulatory Agency (RERA), part of the DLD, publishes a service charge index for each building. We did not retrieve RERA index figures for Discovery Gardens buildings. We could not confirm the official figures.
dxbpropy.ai says typical service charges are about AED 14.13 per square foot a year. It gives a range of AED 0.44 to AED 17.27 across 25 tracked buildings. It cites a third-party snapshot from 24 September 2026. Owners should check the approved budget for their own building.
Many buildings have different owners. Gulf News reported in 2004 that Nakheel sold buildings to developers and investors. DHCM says it manages 63 buildings. Other buildings may have other managers. Arabian Business reported that Betterhomes took over management of the DG 129 building. We did not read the full article. We could not confirm its date.
Cooling
Discovery Gardens uses district cooling, according to Khaleej Times (2018). Emirates 24|7 reported on 5 November 2014 that Palm District Cooling (PDC) supplied chilled water to the 291 buildings. It said owners paid chiller charges of Dh5 to Dh7 per square foot with their maintenance fees.
Emirates 24|7 also reported that Nakheel's owners association said in 2013 that BTU meters would allow billing by use. The same article said PDC threatened to cut supply to buildings with unpaid dues in November 2014.
WoWDeals, a deals blog, lists Discovery Gardens as an Empower district cooling area. It says Empower took Palm District Cooling into its portfolio. We could not confirm the transfer date from Empower.
A Reddit user wrote in 2019 that a colleague paid about AED 400 to AED 500 a month for cooling in a studio. Another resident wrote in 2025 that chiller rates were high. These are personal accounts. We could not confirm them.
Parking
Since 15 January 2026, a second car needs a paid Parkonic subscription. Khaleej Times reported the revised rates from 15 April 2026: Dh672 a month, Dh1,999 a quarter, Dh3,999 for six months and Dh4,999 a year.
What to check
- The RERA service charge index entry and approved budget for the building.
- Who manages the building: DHCM or another manager.
- The cooling account, the meter type and any unpaid cooling dues.
- If the unit has a parking permit or needs a Parkonic subscription.

New projects and what is coming to Discovery Gardens
Nakheel announced Jenan Heights and Discovery Gardens Mall in 2017, but Propsearch lists Jenan Heights as cancelled, and we found no confirmed new building project for the community.
Jenan Heights and Discovery Gardens Mall
MEED reported on 10 September 2017 that Nakheel would launch Jenan Heights at Cityscape Global. MEED said Jenan Heights would be a gated community of nine towers with 2,500 apartments. It would have a pool, jogging track, gym and clubhouse.
MEED said Discovery Gardens Mall would have more than 37,000 square metres of retail space and a 350-room hotel. It would turn the Discovery Gardens Pavilion into a retail, hotel and healthcare complex with 1,000 parking spaces. MEED said construction of both projects was expected to start in the second quarter of 2018.
Nakheel's Aqil Kazim told Khaleej Times on 30 October 2018 that Jenan Heights would link by a footbridge to Discovery Gardens Mall. The mall would link to a new metro station, he said.
Propsearch, updated 19 February 2026, says the Jenan Heights project has been cancelled. We found no Nakheel statement on the cancellation. We could not confirm the status of Discovery Gardens Mall.

The most recent confirmed change is regulated paid parking, run by Parkonic from 15 January 2026, according to Gulf News. Khaleej Times reported revised rates from 15 April 2026.
Off-plan projects
