What is Arjan
Arjan is a freehold, mostly apartment community inside the Dubailand master plan, in the area that official records call Al Barsha South Third.
Dubai Holding Community Management (DHCM) describes Arjan as a "recently developed freehold community". DHCM says Arjan is part of the larger Dubailand master plan. Dubai Holding says DHCM is its community-maintenance arm. Dubai Holding lists Arjan in the DHCM portfolio.
The official community name is different from the market name. The Dubai Data and Statistics Establishment lists "Al Barsha South Third" as community number 673. It does this in its Population Bulletin for 2024. Apil Properties, a real estate broker, says Arjan is in Al Barsha South 3. Mitchells Commercial Realty, another broker, also places Arjan in Al Barsha South 3.
Master developer
Sources name the master developer in slightly different ways. Dubai Housing, a broker, names Dubai Properties Group as the master developer. It says Dubai Properties Group is a subsidiary of Dubai Holding. It also says the master developer manages infrastructure, roads, utilities and zoning. Mitchells Commercial Realty says Dubai Properties is the master developer.
Sources disagree on the wording. Bhomes, a broker, says Arjan is part of the master plan of Dubai Holding. The Dubai Web, a local guide, says Dubai Properties launched Arjan as part of Dubai Holding. Apil Properties states that Dubai Properties is an arm of Dubai Holding. If that is correct, the two statements agree. DHCM, the Dubai Holding company, now runs community services in Arjan.
Builders inside Arjan
Many different companies build the individual buildings. Dubai Housing says that more than 50 independent developers are active in Arjan. We could not confirm this figure from a government or master-developer source.
Sources disagree on the number of buildings. Mitchells Commercial Realty cites 211 building developments across 10 zones. Petkovic Properties, a broker, counted 48 completed and 37 under development in September 2020. That gives 85 projects. Kotook, a broker, cites more than 60 completed and active residential projects.
Size and plots
Sources disagree on the land area. Mitchells Commercial Realty gives about 20 million square feet. Dubai Housing gives about 2.3 million square metres. That is about 24.8 million square feet. We could not confirm the area from an official source.
Sources also disagree on the plot count. Propsearch, a property research website, says the master plan has 10 development zones and 157 plots. The DHCM page for Arjan shows 63 plots. The 63 plots may be the managed or current scope, not the full master plan. We could not confirm this.
Propsearch says the master plan includes office, retail and hotel space. It says the plan also includes apartments for 67,000 people.
Freehold status
DHCM calls Arjan a freehold community. Kotook says foreign buyers can buy freehold property in Arjan with full ownership rights. Kotook also says Arjan is not a business free zone.
Type of homes
Dubai Property Plus, a broker, says the housing stock is mostly apartments. It says the apartments range from studios to three-bedroom units. It describes Arjan as mainly an apartment district for investors and for people who live in their own home.
Sub-areas and building clusters
Arjan has no official sub-areas in the sources we checked. The DHCM page lists no sub-area names. Some broker guides use names of large buildings or projects as "sub-communities". These names are building or project names. We could not confirm that they are official sub-areas.
- Lincoln Park: Provident Estate, a broker, names it as a sub-community.
- Green Diamond: Provident Estate names it as a sub-community.
- Vincitore Palacio: Provident Estate and Home-Dubai.de, a broker, both name it.
- Siraj Tower: Provident Estate names it as a sub-community.
- Platinum One: Provident Estate names it. The Dubai Web says a Lifco supermarket is in Platinum One.
- Resortz by Danube: Home-Dubai.de names it.
- La Fontana Apartments: Home-Dubai.de names it.

Where is Arjan in Dubai
Arjan is in the south-west inland part of Dubai, at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), north of Dubai Motor City.
Propsearch places Arjan at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63). It says Arjan is north of Dubai Motor City. Provident Estate says Al Barsha South borders Arjan to the north. It says E311 borders Arjan to the south.
Mediclinic Parkview Hospital is inside Arjan. Emirates-Online gives its GPS point as about 25.0613 N, 55.2495 E. This gives a rough position for the Arjan area. Doctify gives the hospital address as Umm Suqeim Street, Arjan-Dubailand, Al Barsha South.
Official area name
Arjan sits inside the official area of Al Barsha South Third. The Dubai Data and Statistics Establishment lists Al Barsha South Third as community number 673. Apil Properties and Mitchells Commercial Realty both place Arjan in Al Barsha South 3.
Wikipedia says Al Barsha has five sectors. These are Al Barsha 1, Al Barsha 2, Al Barsha 3, Al Barsha South and Barsha Heights. Propsearch says Dubai Science Park is inside Al Barsha South 2. Gulf News reported in October 2026 that Dubai Miracle Garden is in Al Barsha South 3.
Neighbours
Different guides list different neighbours. The list below gives each claim and its source.
- Dubai Motor City: Propsearch, Metropolitan Real Estate and White and Co Group all name Motor City as a neighbour. Propsearch says Arjan is north of Motor City.
- Al Barsha South: Metropolitan Real Estate, White and Co Group and Provident Estate name it. Provident Estate says it is to the north.
- Jumeirah Village Circle (JVC): Metropolitan Real Estate names JVC. Mitchells Commercial Realty says Arjan is east of JVC.
- Arabian Ranches: Metropolitan Real Estate names it as a neighbour.
- Dubai Hills Estate: White and Co Group names it as a neighbour.
- Dubai Science Park: Dubai Housing places it to the south-east of Arjan.
Sources disagree on the direction of some neighbours. Dubai Housing places Motor City to the south-west of Arjan. It places Dubai Science Park to the south-east. Mitchells Commercial Realty places Arjan north of Motor City and east of JVC. Propsearch places Arjan north of Motor City.
Wikipedia describes the neighbours of Al Barsha as a whole. It puts Motor City to the east. It puts Jumeirah Village Circle and Emirates Hills to the south. It puts Al Quoz and Dubai Hills to the north. These directions are for the full Al Barsha area, not for Arjan only.
Arjan in the Hessa Street area
Gulf News reported in April 2026 on the Hessa Street upgrade. It listed districts that the upgrade should help. The list included Jumeirah Village Circle, Arjan, Dubai Science Park, Al Barsha South, JLT, Jumeirah Islands, Barsha Heights, The Greens and Emirates Hills.
Distance to Global Village
Dubai Housing says Global Village is about 6 km from Arjan. We could not confirm this distance from an official source.

Arjan roads, traffic, parking and transport
Arjan depends on cars and buses, because it has no metro station; the RTA bus route F36 links it to Mall of the Emirates Metro Station.
Main roads
Propsearch says Arjan is at the junction of E311 and Umm Suqeim Road (D63). The Dubai Web lists three main roads for residents. These are Sheikh Zayed Road (E11), Al Khail Road (E44) and E311.
We could not confirm an official E311 exit number for Arjan. We also could not confirm an official interchange name. The transit app Moovit shows a stop called "Arjan Exit Road". Moovit says its nearest bus stop is Motor City, Uptown Apartments 2. Moovit says the walk takes 6 minutes.
Umm Suqeim Street project
The Roads and Transport Authority (RTA) is upgrading Umm Suqeim Street next to Arjan. The Dubai Media Office reported on 3 August 2025 that RTA opened an 800 m tunnel on Umm Suqeim Street. The tunnel has four lanes in each direction. It is part of a 4.6 km project between Al Khail Road and E311.
- RTA says the tunnel cuts travel time between E311 and Al Khail Road from 9.7 minutes to 3.8 minutes.
- RTA says this is a 61% cut in travel time.
- RTA says the capacity rises to 16,000 vehicles per hour.
- RTA says the project links four corridors: Sheikh Zayed Road, Al Khail Road, E311 and Emirates Road.
Sources disagree on how many people the Umm Suqeim project serves. RTA's 2025 release gives more than one million people. An earlier Gulf News report on the project announcement gave about two million people. That report named Al Barsha South 1, 2 and 3 and Dubai Hills.
Gulf News reported that RTA completed the first phase of the Umm Suqeim Street improvement in 2013. That phase covered the stretch from Sheikh Zayed Road to Al Khail Road.
Hessa Street project
Hessa Street is a second east-west road near Arjan. The Dubai Media Office reported on 11 January 2026 that RTA opened Phase I of the Hessa Street Development Project.
- Phase I is 4.5 km long, from Al Khail Road to Sheikh Zayed Road.
- RTA widened it to four lanes in each direction.
- RTA built bridges at three intersections.
- RTA said the full project was 90% complete at the Phase I opening.
- RTA gave a total project cost of about AED 690 million.
- RTA said Hessa Street serves Al Sufouh 2, Al Barsha and JVC.
- RTA expects the population that the street serves to exceed 640,000 by 2030.
Emirates 24|7 reported that all works in the Sheikh Zayed Road to Al Khail Road direction opened on Sunday 19 April 2026. Logistics Middle East reported that the 4.5 km corridor cut travel time from 15 minutes to 4 minutes. It reported that capacity rose from 8,000 to 16,000 vehicles per hour.
Phase 2 of Hessa Street goes nearer to Arjan. Gulf News reported in April 2026 that Phase 2 runs 3 km from Al Khail Road to E311. It said Phase 2 has 8,835 m of bridges and a 480 m tunnel. Gulf News said Phase 2 should raise capacity from 4,000 to 8,000 vehicles per hour. It said Phase 2 should cut travel time from 24 minutes to 5 minutes.
RTA said on 21 April 2026 that works had recently begun on the 3 km stretch from Al Khail Road to E311. We could not confirm a completion date for Phase 2.
Drive times
No government source gives drive times from Arjan. The figures below come from broker guides. Real times change with traffic and time of day.
- Pearlshire (March 2026 guide): 15 minutes to Mall of the Emirates. 20 minutes to Dubai Mall and Downtown. 25 minutes to Dubai Marina. 20 minutes to the airport. 10 minutes to Dubai Miracle Garden.
- Dubai Housing: 12 to 15 minutes to Mall of the Emirates.
- Pearlshire (August 2026 guide): 20 to 25 minutes to Mall of the Emirates. 25 to 35 minutes to Downtown.
- White and Co Group: Less than 20 minutes each to Downtown and Mall of the Emirates. About 25 minutes to Dubai Marina.
- Provident Estate: 15 to 20 minutes by car to Dubai Marina, Mall of the Emirates and Business Bay.
Sources disagree on the drive time to Mall of the Emirates. The figures range from 12 to 25 minutes. Pearlshire also claims a 5-minute drive to Dubai Science Park since Hessa Street Phase 1 opened. It says the drive took 25 minutes before. We could not confirm this. RTA's own figures cover only the Hessa Street corridor.
Metro
Arjan has no metro station. Dubai Property Plus says Arjan has no metro next to it. Pearlshire names the closest stations on the Red Line. These are Mall of the Emirates and First Gulf Bank/Sharaf DG, now called Mashreq.
The Blue Line will not serve Arjan directly. Gulf News reported in June 2026 that the Blue Line will have 14 stations on two branches. It said the line serves eastern and northern Dubai. The listed stations include Creek, Festival City, Creek Harbour, International City, Silicon Oasis and Academic City. Arjan is not on the list. Dubai Fast Living says the Blue Line will open on 9 September 2029.
Sources disagree on the Blue Line. Pearlshire claims a Blue Line station 8 to 10 minutes from Arjan in 2026–27. This does not agree with the 2029 opening date. It also does not agree with the published station list.
The Gold Line is not confirmed. Gulf News lists a Gold Line station at Al Barsha South. It also lists JVT, JVC and Dubai Sports City. Wikipedia says that no official station list was available as of April 2026. The Wikipedia corridor list names Production City and Jumeirah Golf Estates instead. We could not confirm a Gold Line station for Arjan.
Buses
RTA runs a bus route to Arjan. The RTA Dubai Bus Route Service List includes route F36. It runs from Mall of the Emirates Bus Station to Arjan.
- The Transit app says F36 serves 36 stops.
- The stops include Dubai Science Park, Arjan Sheraton Building, Damac Northside and Westside buildings, and Geepas Tower.
- The route also serves stops in Al Barsha South.
- Wikipedia also says F36 serves Dubai Science Park.
Wikipedia lists other bus links at Mall of the Emirates Metro Station. Route 105 goes to Miracle Garden. Route 106 goes to Global Village. Route F37 goes to Sports City. Route J01 goes to JVC.
Moovit shows the nearest stops to a central Arjan point. Damac Northside Buildings 1 is 280 m away, a 4-minute walk. Miracle Garden is 480 m away, a 7-minute walk. These Moovit data are about two years old.
Sources disagree on the bus route number. Pearlshire says route F33 links Arjan to Mall of the Emirates in 25 minutes. Route lists based on RTA data show that F33 goes to Al Barsha 3 and F36 goes to Arjan. Pearlshire also names an "F55" route and a new Blue Line feeder. We could not confirm these.
Parking
We could not confirm public parking rules or parking zones for Arjan. Residents should check parking with their building management and with RTA.

Shopping malls
Arjan has no large mall inside the community. The Dubai Web says this. It says Dubai Hills Mall, City Centre Al Barsha and Mall of the Emirates are each less than 15 minutes away.
Dubai Housing gives separate drive times:
