What is Jumeirah Village Triangle
Jumeirah Village Triangle (JVT) is a gated residential community of villas, townhouses and apartment towers between Sheikh Mohammed Bin Zayed Road and Al Khail Road in south-west Dubai.
Nakheel planned JVT as the smaller half of a project called Jumeirah Village. The larger half is Jumeirah Village Circle (JVC), on the other side of Al Khail Road. The National described the two halves as "The Circle and The Triangle" on 4 August 2008.
Nakheel says JVT has "more than 13,000 villas, townhouses and apartments" on 242 hectares. Nakheel also says the community has schools and "a range of third-party residential developments". Dubai Holding Community Management (DHCM) gives the same figures: 13,000 homes and 242 hectares.
The official land-registry area for JVT is Al Barsha South Fifth. DLD service-charge records, as shown by PropertyStellar, list JVT buildings under that area name.
What JVT is made of
Nakheel built the villas and townhouses. Other developers bought plots and built the apartment towers. Nakheel says the villas and townhouses are "built in traditional Arabian and Mediterranean styles".
The National reported on 4 August 2008 that Nakheel was building 2,202 villas and townhouses in Jumeirah Village. It said The Triangle "will be consist of villas and townhouses surrounded by residential towers". We could not find a later official count of villas only.
The community is divided into numbered districts. Zawya (TradeArabia) wrote that the Elaris Sky tower is in "District 3 of Jumeirah Village Triangle". We could not find an official map of all district numbers.
Who runs JVT today
Nakheel is the master developer. On 16 March 2024, the Dubai Media Office said that Sheikh Mohammed bin Rashid mandated that Nakheel and Meydan "become part of Dubai Holding". The boards of both companies were abolished.
DHCM is the community manager. Its JVT page names a community operations contact and gives a 24-hour number, 800 DubaiCM. The nearest DHCM Community Engagement Centre is on Level 2 of Circle Mall in JVC, according to the same page.
How many people live in JVT
We could not find an official resident count for JVT. Two sources give different kinds of numbers.
- Nakheel and DHCM: more than 13,000 homes. They do not give a number of residents.
- citypopulation.de, using Dubai Statistics Center estimates: 8,780 people in Al Barsha South Fifth in 2023. The same table shows 3,881 in 2015 and 7,506 in 2020.
Sources disagree in scale. 8,780 people is low for 13,000 homes. The statistical area may not match the JVT boundary. Many homes may also have been empty or under construction when the estimate was made. We could not confirm the reason.

Jumeirah Village Triangle property prices and sales
Price and sales figures for Jumeirah Village Triangle are not shown yet. The Land Department records do not yet show which community too many of the sales here belong to, so a median would mislead.

Where is Jumeirah Village Triangle in Dubai
JVT is in south-west Dubai, in the angle between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), inland from Dubai Marina.
Nakheel says JVT is "situated between Sheikh Mohammed Bin Zayed Road and Al Khail Road". Sheikh Mohammed Bin Zayed Road was called Emirates Road in older reports. The National used that name on 4 August 2008.
The two roads meet near the south-west corner of JVT. The National reported in 2008 that the roundabout at "the junction of Emirates Road and Al Khail Road" would be replaced by an interchange. That interchange is next to JVT.
Neighbours
- Jumeirah Village Circle (JVC): across Al Khail Road. JVC covers 560 hectares, according to the Dubai Media Office (29 August 2024).
- The Springs and Jumeirah Park: named as nearby communities on the McCone Properties schools page (read 15 September 2026).
- Jumeirah Golf Estates and Dubai Production City (IMPZ): also named as nearby communities by McCone Properties.
- Jumeirah Islands: named with JVT and The Springs as communities served by the planned Skylight Mall on Al Khail Road, according to Dubai Retail (6 October 2026).
Distances the developer gives
Nakheel lists these drive times from JVT. Nakheel did not say at what time of day it measured them. We could not check them.
- Circle Mall: 12 minutes.
- Al Khail Metro Station: 12 minutes.
- Palm Jumeirah: 15 minutes.
- Dubai Marina: 18 minutes.
- Ibn Battuta Mall: 19 minutes.
- Downtown Dubai: 22 minutes.
Nakheel also says JVT has "easy access" to Dubai International Airport and Al Maktoum International Airport. Nakheel does not give drive times for the airports.
Official area name
DLD service-charge records list JVT buildings under the area "AL BARSHA SOUTH FIFTH". The records also list the master community as "Jumeirah Village Tringle", with a spelling error, according to PropertyStellar (refreshed 12 September 2026).
citypopulation.de lists Al Barsha South Fifth next to Al Barsha South Fourth in the same Dubai Statistics Center table. We did not find an official map that shows the exact boundary of Al Barsha South Fifth, so we could not confirm that it matches JVT exactly.

Jumeirah Village Triangle roads, traffic, parking and transport
Most JVT residents travel by car, there is no metro station in the community, public parking has been paid since December 2025, and the RTA route list names no bus route for JVT.
Roads
JVT has exits to Al Khail Road and to Sheikh Mohammed Bin Zayed Road, according to Nakheel's description of its location. Nakheel says JVT is "located at the intersection of two major roads".
The Al Khail Road exit did not open until late 2012. A resident blog, jvtcommunity.com, wrote on 2 December 2012: "Yesterday, for the first time, we were able to access Al Khail Road in a safe manner." Before that, the blog said, drivers had to "exit through the back gate cutting across sand and treacherous ditches".
The same post asked for easier access to "the Springs road (Hessa street)". We could not confirm whether a direct JVT link to Hessa Street exists in 2026.
Al Khail Road works
The RTA finished its Al Khail Road Development Project in October 2024, according to Khaleej Times (21 October 2024). One of the seven work sites was at JVC.
At JVC, the RTA built "a 700-metre bridge with two lanes" between Hessa Street and Al Khamila Street, according to the same report. The bridge carries up to 3,200 vehicles per hour. The report does not name JVT. We could not confirm how much the works changed JVT journey times.
Paid parking
Parkin, the public parking company, started charging for parking in JVT in December 2025. Khaleej Times reported on 9 December 2025 that Parkin "implemented tariffs on parking in Jumeirah Village Triangle". Parkin put up signs that show the charges.
Khaleej Times gave these hourly charges:
- 30 minutes: AED 2.
- 1 hour: AED 4.
- 2 hours: AED 8.
- 4 hours: AED 16.
- 7 hours: AED 28.
- 24 hours: AED 36.
Parkin also sells subscriptions for JVT, according to the same report: AED 675 for 1 month, AED 1,615 for 3 months, AED 2,420 for 6 months and AED 4,040 for 1 year. Khaleej Times did not give the hours when charges apply. We could not confirm them from Parkin.
The charges apply to public parking. We could not confirm whether private parking inside villa plots or tower basements is affected. The Khaleej Times report does not say.
Metro
There is no metro station in JVT. Nakheel says Al Khail Metro Station is 12 minutes away by road. In 2008, Nakheel discussed a metro station for Jumeirah Village with the RTA. The National quoted Jumeirah Village general manager Marwan al Naqi: "It would be a fantastic boost for the project, but nothing has been decided yet." We found no later plan for a JVT station.
Buses
The RTA's Bus Route Service List (August 2025 edition) has no route with Jumeirah Village Triangle in its name. Routes near JVT in the list include:
- J01: Mall of Emirates Bus Station to Jumeirah Village Circle.
- J04: Sports City, ICC Headquarters to Remraam.
- F38: Jumeirah Golf Estates Metro Station to Dubai Sports City.
We could not confirm that any of these routes stops inside JVT. Check the RTA S'hail app before you plan a journey.
Traffic
We found no RTA traffic count for JVT. In 2008, The National said the area around Jumeirah Village would have "up to half a million people" within five years. The paper quoted resident Jayne Tomkinson: "At the moment, lorries make getting access very difficult." That quote describes 2008, not today.

Living in Jumeirah Village Triangle
JVT is a low-rise villa and townhouse community with parks and sports courts, wrapped by a ring of apartment towers built by other developers.
Homes
Nakheel says JVT has "spacious villas and townhouses". It also says the community has apartments. DHCM uses the same words.
The DLD service-charge records list two Nakheel zones in the master community: a "VILLAS ZONE" and a "PLOTS ZONE", according to PropertyStellar (refreshed 12 September 2026). The plots zone is where other developers build towers. The records list more than 20 named towers, including Plazzo Residence, La Residence, The Ivy, Bali Residences, Cloud Tower, Park One and Zazen One.
Facilities in the community
DHCM lists these facilities in JVT (read 23 October 2026):
- Parks and a dog park.
- Mosques.
- Children's play areas.
- Padel, tennis, badminton and basketball courts, and other sports courts.
- Cricket pitches.
- Recycling stations and donation drop boxes.
Nakheel's page lists most of the same facilities. It also names Al Khail Avenue as "a large-scale shopping, leisure and entertainment destination". See the section on new projects for the status of that mall.
Community rules
DHCM publishes reminders for JVT residents. They include:
- Do not make "unauthorised exterior alterations".
- Store ATVs, trailers and boats "only within your property".
- Do not feed birds and stray cats.
- Use eco-friendly car washing.
- Have a qualified contractor service your air conditioner every quarter.
Shops
The nearest large mall named by Nakheel is Circle Mall in JVC, 12 minutes by road. Nakheel also names Ibn Battuta Mall, 19 minutes away. We could not find an official list of shops inside JVT.
Dubai Retail plans Skylight Mall on Al Khail Road for 2027. It says the mall will serve residents of JVT, Jumeirah Islands and The Springs. See the section on new projects.
Health care
In 2008, Nakheel planned "a hospital" for Jumeirah Village, according to The National (4 August 2008). That plan covered both JVC and JVT. We could not confirm whether a hospital exists inside JVT in 2026. We did not find a Dubai Health Authority list of clinics in JVT.
Construction
Towers are still being built in JVT in 2026. Khaleej Times reported on 18 March 2026 that Skyland Properties broke ground on Ashwood Residences in JVT. Zawya reported launches of other towers. Residents should expect building work near some streets for several years.
What residents have said
We found few published resident accounts. These come from named or cited sources:
- The jvtcommunity.com blog (2 December 2012) welcomed the new Al Khail Road exit: "It felt like an early National Day present to all those living in JVT!"
- A South African mother quoted by The National on 23 May 2010, who gave her first name as Jane, said: "The area, the playgrounds and things, is still a dust heap." That describes the community before most homes were finished.
We could not find a recent survey of resident satisfaction in JVT.

Schools inside JVT
In 2008, Nakheel planned "seven schools" for the whole of Jumeirah Village, according to The National. Nakheel's current page says JVT has schools, but it does not name them. Arcadia British School and Sunmarke School are the closest to the JVT centre in the KHDA data. We could not confirm from KHDA that their sites are inside the JVT boundary.

Who lives in Jumeirah Village Triangle
We found no official figures on the nationality, age or household size of JVT residents; the sources describe a mix of villa families and tower residents.
Population
citypopulation.de shows Dubai Statistics Center estimates for Al Barsha South Fifth, the official area that contains JVT:
- 2010: 0.
- 2015: 3,881.
- 2020: 7,506.
- 2023: 8,780.
The figures show steady growth since the first homes were finished. They are low for a community of more than 13,000 homes. We could not confirm why. See the section "What is Jumeirah Village Triangle".
Who the homes were built for
In 2008, Jumeirah Village general manager Marwan al Naqi said the villas and townhouses were marketed "as mid- to high-end properties for executives and small families", according to The National (4 August 2008).
The National's 2010 report quoted early buyers. They included a British woman, an Australian man and a South African mother. Three people cannot show the mix of a community. We did not use them as data.
Households
The facilities DHCM lists suggest families with children: play areas, parks and sports courts. Many schools are close, as the schools section shows. The apartment towers have many studios and one-bedroom homes. Object 1 says Elaris Sky offers "402 residences from studios to two-bedrooms" (Zawya). Khaleej Times says Ashwood Residences will have studios, one- and two-bedroom apartments.
This means JVT likely has both families in villas and smaller households in towers. We could not find data to confirm the split.
Nationalities
We could not find nationality data for JVT. The Dubai Statistics Center does not publish nationality by community on citypopulation.de.

District cooling
Empower runs district cooling in Jumeirah Village. On 29 August 2024, the Dubai Media Office said Empower's existing plant "currently supplies cooling to approximately 114 buildings". The release covered both JVC and JVT.
Empower plans six plants for Jumeirah Village, with a total capacity of 256,000 tons. We could not confirm which JVT buildings use Empower. One DLD record names "AL MANARA TOWER- WITH BTU METER", which suggests metered cooling in that tower.
District cooling bills have a fixed capacity charge and a consumption charge. Gulf News explained the charges in Dubai in July 2024. Ask the building manager which provider serves a tower before you sign.
Parking
Residents who use public parking pay Parkin. A one-year JVT subscription costs AED 4,040, according to Khaleej Times (9 December 2025).
School fees
KHDA-approved fees near JVT run from AED 16,362 to AED 116,964 a year for 2024-25. See the schools section.

New projects and what is coming to Jumeirah Village Triangle
The main announced changes for JVT are Skylight Mall on Al Khail Road in 2027, a second Empower cooling plant, and several new apartment towers due from 2026 to 2028.
Skylight Mall, 2027
Dubai Retail announced Skylight Mall on 6 October 2026. Dubai Retail is part of Dubai Holding Asset Management. It says the mall is "scheduled to open in 2027".
- Size: 1.3 million square feet of gross leasable area.
- Shops: "more than 360 stores".
- Location: "along Al Khail Road".
- Catchment: JVT, Jumeirah Islands, The Springs and neighbouring communities.
Nakheel planned a mall called Al Khail Avenue on the same road. The National reported on 10 August 2015 that Al Khail Avenue was "being built on Al Khail Road on the eastern edge" of JVT. It was due to open in 2018 with 350 shops, a 14-screen Reel Cinemas complex and space for 4,400 cars. The National said tenants would include Waitrose, Home Centre, Emax and Centrepoint.
Al Khail Avenue did not open in 2018. Some sources say Skylight Mall is the same project with a new name. The Dubai Retail release does not say this. We could not confirm it.
Second district cooling plant
Empower awarded a contract to design its second district cooling plant in Jumeirah Village, according to the Dubai Media Office (29 August 2024). Construction was "scheduled to begin in the first quarter of 2025". The plant will have about 37,000 refrigeration tons. We could not confirm whether the plant is in JVT or JVC, or whether construction started on time.
New towers
These towers were announced by their developers. Developers often change dates. We list the dates they gave.
- Elaris Sky and Elaris Rise (Object 1): in District 3. Elaris Sky has 43 floors and 402 homes. Elaris Rise has 24 floors, 198 homes, shops and offices. Handover planned for 2028, according to Zawya (TradeArabia, undated).
- VOXA (Pantheon Development): a mixed-use project "scheduled for completion in Q3 2028", according to Zawya Projects (undated).
- Ashwood Residences (Skyland Properties): the developer's first Dubai project. Khaleej Times reported on 18 March 2026 that construction had started. The tower will have studios and one- and two-bedroom apartments.
We did not find a complete official list of towers under construction in JVT. The DLD service-charge records include "PLOTS ZONE - Under Construction" and "VILLAS ZONE - Under Construction" lines for 2026. This shows that some plots were still being built that year.
Metro
We found no RTA plan for a metro station in JVT. The RTA's announced Blue Line serves east Dubai, not this area. Nakheel discussed a station with the RTA in 2008, according to The National. Nothing came of it that we could find.

Jumeirah Village Triangle history
Nakheel planned Jumeirah Village before 2008, the financial crisis stopped work on many villas in 2008-2010, and the community filled up slowly through the 2010s.
Timeline
- Before 2008: Nakheel planned Jumeirah Village as "the Dh5 billion (US$1.36bn) multi-use project", with The Circle and The Triangle on each side of Al Khail Road (The National, 4 August 2008). We could not confirm the launch year from a primary source.
- August 2008: About 60 per cent of the infrastructure was complete. Nakheel expected the first 200 of 2,202 villas and townhouses in December 2008. It planned the last villas for October 2009 and the whole project for 2013. Plans included seven schools, five mosques, a hospital, a petrol station, and police and civil defence stations (The National).
- Late 2008: A Gulf News report from Nakheel said "Jumeirah Village handovers started in December 2008". The page shows only a 2019 update date. We could not confirm its first publication date.
- 2008 to 2010: The global recession stopped work. The National reported on 23 May 2010 that "hundreds of villas and townhouses" were "nearing completion in 2008" when work stopped. Nakheel said the restructuring of its parent, Dubai World, affected progress.
- May 2010: Nakheel said completion dates "will be determined shortly as part of the restructuring process" (The National).
- December 2012: A direct exit from JVT to Al Khail Road opened, according to the jvtcommunity.com blog (2 December 2012).
- August 2015: Nakheel signed Al Tayer Group brands for Al Khail Avenue mall, due in 2018 (The National, 10 August 2015).
- 2015 to 2023: The estimated population of Al Barsha South Fifth grew from 3,881 to 8,780 (Dubai Statistics Center estimates on citypopulation.de).
- 16 March 2024: Nakheel became part of Dubai Holding by order of the Ruler of Dubai (Dubai Media Office).
- 29 August 2024: Empower announced a second district cooling plant for Jumeirah Village (Dubai Media Office).
- October 2024: The RTA completed the Al Khail Road Development Project, with a new bridge at JVC (Khaleej Times, 21 October 2024).
- December 2025: Parkin started charging for public parking in JVT (Khaleej Times, 9 December 2025).
- 6 October 2026: Dubai Retail announced Skylight Mall on Al Khail Road, to open in 2027.
The wait for homes
Some early buyers waited years for their homes. One buyer, an Australian man who gave his name as Andrew, told The National in May 2010 that his villa had been almost finished for more than six months: "It's 95 per cent complete." A South African buyer, Jane, said she had been told her townhouse would come in July 2010, "a delay of a year".
We could not find an official date for the last Nakheel villa handover in JVT. Sources disagree, and some secondary sources give 2013. We could not confirm this.
Why it is called a triangle
We could not find an official explanation of the name. The National used the names "The Circle and The Triangle" for the two halves of Jumeirah Village in 2008. JVT sits in the angle where Al Khail Road and Sheikh Mohammed Bin Zayed Road meet, according to Nakheel.

Jumeirah Village Triangle vs the nearby communities
JVT is smaller and more villa-based than its twin, JVC, and the sources give only a few facts that compare it directly with its other neighbours.
JVT and JVC
- Size: JVT covers 242 hectares and JVC covers 560 hectares, according to the Dubai Media Office (29 August 2024).
- Population, 2023: 8,780 in Al Barsha South Fifth and 31,371 in Al Barsha South Fourth (citypopulation.de). We could not confirm that these areas match JVT and JVC exactly.
- Developer and manager: both are Nakheel communities. DHCM's engagement centre for JVT is in Circle Mall, JVC.
- Cooling: Empower serves both, according to the Dubai Media Office (29 August 2024).
- Roads: the RTA built a new bridge at JVC in 2024. We found no similar project for JVT.
- Original plan: in 2008, The Circle was to have "offices, homes and shops" and The Triangle "villas and townhouses surrounded by residential towers" (The National).
Schools compared
McCone Properties lists 16 schools within 5 km of JVT. Its JVT page links to the same lists for Dubai Production City, The Springs, Jumeirah Golf Estates, JVC and Jumeirah Park. It says those lists "share schools with this one". We did not collect counts for each neighbour.
What we could not compare
We could not find official, dated, like-for-like data on these points for The Springs, Jumeirah Park or Jumeirah Islands:
- Resident numbers by community.
- Nationality mix.
- Service charges on the same basis.
- Commute times measured at the same hour.
We do not compare prices or rents. This guide does not cover them.
