- The biggest segment by value is commercial land: AED 35.7bn in 12 months.

“Offices are the one commercial type you can read like homes: 5,041 sales a year, a clear median, an off-plan share. Land is where the big money sits and the register tells you the plot, not the plan. Price a plot by what it is zoned for, never by the per-foot number alone.”

How to read these numbers
Every sale on this page is a registration at the Dubai Land Department. We count a sale as a market sale when the procedure is a sale, a pre-registration sale or a sale on a payment plan. A Delayed Sell is the late registration of a contract signed years ago at its original price, so it is left out of prices and counts unless a column says registrations. Price per square foot uses the DLD procedure area; for land that is the plot, so land and unit figures never mix. A median needs 5 sales to show; an area gets its own page at 20 market sales in 12 months. Rents come from Ejari. A commercial Ejari can be a licence-only virtual office with no floor space, so rent medians use single physical units only and the virtual contracts are counted apart.
The register codes use differently across years: offices and shops carry a Residential use flag in the 2026 feed, so we classify by the DLD sub type first and the use second. Reidin’s Q3 2026 office count (1,131) matches ours (1,113) on the same basis.
