Warehouses, showrooms and workshops in Dubai: a rent market, not a unit market
The Land Department registers warehouses and showrooms as land or whole buildings, not as units: 25 unit sales in 12 months across all three. The market that moves is Ejari: 8,705 warehouse and 2,066 showroom unit leases in the 12 months to 15 October 2026.
DLD registered sales to 3 November 2026; Ejari contracts to 15 October 2026. Market sales only (Delayed Sell, the late registration of old contracts, is left out) unless a column says registrations. Built 4 November 2026. This page gives information. It is not legal, tax or financial advice.
In 30 seconds
- Do not look for warehouse unit sales. 12 showrooms, 9 workshops, 4 warehouses units sold in the 12 months to 3 November 2026. A warehouse changes hands as a plot or a building: see industrial land and whole buildings.
- The rent market is deep. 8,705 warehouse unit leases a year at a median AED 150,000, median size 3,465 sq ft.
- Showrooms: 2,066 unit leases, median AED 216,752 a year, AED 119 per sq ft.
- Virtual Ejaris are a separate count. 9,981 warehouse licence contracts with no floor space are excluded from every median.
- Factories, floors and bulk units are advert categories, not DLD register types. They appear here as buildings, land or office floors.

“If someone sells you a warehouse “unit”, ask what the title deed says. Most of this market is leasehold on a plot. Price it on the Ejari rent for the same road and the years left on the land lease.”

Questions people ask
Can I buy a warehouse in Dubai?
Yes, as a plot (industrial land) or a whole building, usually in Al Quoz, Dubai Investment Park, Jebel Ali or Dubai Industrial City. The register shows almost no warehouse unit sales, so unit asking prices are not backed by a sold record. Source: DLD registered sales.
What does a warehouse rent for in Dubai?
Median AED 150,000 a year, AED 42 per sq ft, on 8,705 single-unit Ejari contracts in the 12 months to 15 October 2026. Source: Ejari.
What does a showroom rent for?
Median AED 216,752 a year, AED 119 per sq ft, on 2,066 unit contracts. Source: Ejari.
Where are factory, full-floor and bulk-unit sales?
Those are advert categories. On the register a factory is industrial land or a building, a full floor is office units, a bulk unit is several units on one deed. See the office and land pages. Source: How to read these numbers.
How to read these numbers
Every sale on this page is a registration at the Dubai Land Department. We count a sale as a market sale when the procedure is a sale, a pre-registration sale or a sale on a payment plan. A Delayed Sell is the late registration of a contract signed years ago at its original price, so it is left out of prices and counts unless a column says registrations. Price per square foot uses the DLD procedure area; for land that is the plot, so land and unit figures never mix. A median needs 5 sales to show; an area gets its own page at 20 market sales in 12 months. Rents come from Ejari. A commercial Ejari can be a licence-only virtual office with no floor space, so rent medians use single physical units only and the virtual contracts are counted apart.
The register codes use differently across years: offices and shops carry a Residential use flag in the 2026 feed, so we classify by the DLD sub type first and the use second. Reidin’s Q3 2026 office count (1,131) matches ours (1,113) on the same basis.
