The week in one minute

  1. Shared housing got its rule book. Dubai Municipality issued the guide under Law 4 of 2026: more than 40 areas where shared housing is allowed, no families and single tenants in one unit, at least 5 sq m of bedroom space for each person, and one year from 8 September 2026 to comply. Fines go up to Dh1 million. It was the week's most covered story in the press, on radio and on Reddit.
  2. The third-quarter numbers came out, and they are weak. Cavendish Maxwell counts Dh72.6bn of home sales in Q3, down 47% on a year before, in 34,000 deals, down 38%. DXB Interact counts 37,400 sales worth AED92.9bn on a wider base. Our own record shows 31,199 homes sold in Q3, 33% fewer than Q3 2025.
  3. Prices: one firm sees a floor, one sees more to fall. ValuStrat says values moved 0.1% in September after falls of 6%, 2% and 1% in March to May. S&P expects housing stock to grow about 20% in two years and says apartment prices can fall further; it expects the regional disruption to last into 2027.
  4. Launches were few but loud. Nakheel opened Bay Estate on Dubai Islands (about 360 villas and townhouses). Danube launched Shahrukhz Residences in Dubai Maritime City from AED 1.65 million on a 30/70 plan. BEYOND launched 272 offices at The Yards Plaza. Accor and Cityview signed 690 branded homes in Motor City and Meydan. AGBI calls it an off-plan launch drought.
  5. More homes were handed over than launched. Deyaar handed over 711 homes at Tria in Dubai Silicon Oasis, DHG 430 at Helvetia Residences in JVC, and Amwaj 172 at Starlight Park in Meydan. Dubai delivered 24,537 homes in the first half of 2026, 36% more than a year before.
  6. Banks moved towards off-plan buyers. Expo City Dubai signed with Dubai Islamic Bank and then Mashreq. DIB will lend up to 50% of the value once a building is 35% complete and the buyer has paid 50%.
  7. On YouTube, half the long videos sell a project. Rents and yields, payment plans and developer reputation lead the themes. Russian-language voices are the most cautious: one developer director puts Dubai deal volumes 35% to 40% lower since February. Several English-language brokers say the correction is over.
  8. Online, people ask one question: buy now or wait. Reddit threads split between those who see no crash and those who point to falling demand and new supply. Off-plan holders ask how to exit, and tenants ask what the shared-housing law means for them.

Dubai gives building owners 12 months to comply with shared housing regulations

The National · 7 Oct

Dubai Municipality issued the planning and building guide under Law No. 4 of 2026 on shared housing, naming more than 40 permitted areas and requiring at least 5 sq m of bedroom space per person. Owners have one year from the law's effective date of 8 September 2026 to comply, with fines of Dh500 to Dh500,000, doubling to a maximum of Dh1 million for repeat offences.

Missed off-plan payments in Dubai? Here's what your developer can legally do

Khaleej Times · 10 Oct

An explainer of existing law, not a new rule: when an off-plan buyer defaults, the developer must first notify the DLD, the buyer gets 30 days' formal notice, and what the developer may then keep depends on how far construction has progressed. The rules sit in Article 11 of Law No. 13 of 2008 as amended by Law No. 19 of 2017.

S&P Global expects Dubai's housing stock, mainly apartments, to grow about 20% over the next two years, which with regional instability is likely to pull down both sales volumes and prices. It says the four developers it rates (Damac, Emaar, Omniyat, Sobha Realty) are supported by large revenue backlogs and few payment delinquencies, and notes this year's off-plan mortgage rule capping loans at 50% of value.

  • Olga Sinenko Dubai Real Estate Sales Coach Arabic captions · 4,389 views · cautious
A sales coach replays the 2015-2020 Dubai downturn to show that supply cycles, credit conditions and global liquidity, not population growth, drove losses, and gives buyers four questions to test any purchase. Said at 1:32: AED 1m put into each of three areas in Jan 2015 was worth far less by 2020, with JVC holding up best only because developer launch incentives propped up its averages.
  • Anastasiia Hryshchyshena English · 2,417 views · selling
An agent tours a two-bedroom apartment for rent at Six Senses The Palm, highlighting the split-bedroom layout, Miele kitchen, storage, large terrace and the quieter west crescent location. Said at 4:33: The unit comes with two parking spaces and the building is pet-friendly, which she says is unusual for a branded residence.
  • Joe Butler English · 2,226 views · positive
Joe Butler argues Dubai is not finished despite weak post-conflict off-plan numbers, that Abu Dhabi's surge is real but a long-term hold, and that buyers should favour established waterfront areas and avoid undersized two-bed flats. Said at 2:43: New project launches in Dubai fell 68.5% year on year in the first five months of 2026, while off-plan still made up 76.2% of first-half sales.

Said at 14:36: Entry into the pre-launch tower is expected at about AED 4,500-4,800 per sq ft, with full floors of 10,800-12,500 sq ft across 60 storeys and a 70/30 payment plan (30% up front).

  • Allsopp & Allsopp English · 1,555 views · positive
Lewis and Carl Allsopp answer quick-fire questions at the end of Q3 2026, arguing Dubai's correction has already happened after the conflict shock and that population growth should now support slow, steady price gains, with villa master communities and Dubai South their favoured picks. Said at 5:06: The correction has already happened: the worst-case scenario played out over the past six months with prices down roughly 4-6%, and they now expect modest sustainable growth rather than a bubble or a crash.

  • Искандер Еникеев о Дубае | Недвижимость и капитал Russian · 5,170 views · cautious
A Russian-speaking broker interviews a developer's commercial director who says Dubai deal volumes fell 35-40% after the February regional events while Abu Dhabi is up about 50%, argues off-plan prices will not drop because land and build costs have not, and flags Dubai Islands as a likely source of distressed resales. Said at 1:43: Because of the Middle East situation Dubai lost roughly 40% of deals in both secondary and off-plan, still leaving about 10-11 thousand transactions a month, while Abu Dhabi is up about 50% year on year in deals and value.
  • IDIGOV Real Estate Russian · 2,623 views · cautious
Whitewill founder Oleg Torbosov tells broker Akhmed Idigov that the easy 2022-23 Dubai market is over: his agency now lives on resale and rentals rather than off-plan, his Bluewaters renovate-and-flip business has slowed and margins have shrunk, and new brokerages face expensive leads and a crowded field. Said at 28:43: He bought a Bluewaters penthouse of about 900 sq m in basic finish after holding a firm offer for six months, renovated it in four months and resold it.
  • Realtor Lovkesh | Dubai Real Estate Hindi · 953 views · selling
A broker standing in front of the Wynn resort site on Al Marjan Island argues that the casino will bring far more visitors than the island's planned 28,000 units can house, so rental demand for investor units there is assured. Said at 0:11: Wynn is spending about USD 5.2 billion on the resort, described as the GCC's largest casino with roughly 1,500 rooms, and the speaker says it will open within about a year with the date unchanged despite the war.

  • Forever Estates UAE English · 1,227 views · neutral
Forever Estates runs through 21 UAE developers one by one, giving each an investment thesis with growth, yield and delivery figures and warning that payment-plan-led and mass-volume developers often give weaker upside. Said at 1:11: In Emaar's The Valley a four-bed villa could be bought below AED 1,000 per sq ft in 2023 and prices have since risen more than 70% in about three years, driven by Emaar raising prices each phase.
  • Agathe Immobilier Dubaï | L'Agence Dubaï French · 756 views · selling
A French-speaking agency owner interviews an Ellington sales manager who presents the developer's four pillars, says prices will not fall because build costs are rising, and tips Dubai Islands and Meydan Horizon. Said at 6:50: At Meydan Horizon a one-bed in Ellington's first project there started around AED 1.4m and comparable units are now about 2.2m.
  • TITOV BUSINESS Russian · 749 views · selling
A Russian-speaking broker compares two neighbouring beachfront resort-style projects on Dubai Islands' Island B, Beyond's three-tower scheme and Ellington's Meriva Collection, arguing they offer private-beach living at roughly the price Rixos launched at three years ago and that Ellington's quality justifies about an 8% premium. Said at 14:01: In the Beyond project a one-bedroom of about 105 sq m including terrace is around AED 3 million and two-bedrooms of about 140 sq m run AED 4-4.8 million, on a 50/50 plan with stated completion in early 2030 that the presenter expects to slip to 2031.

  • Steven Leckie English · 631 views · selling
Steven Leckie reviews Emaar's Palace-branded Avarra tower at the entrance to Business Bay and recommends it as a premium, limited-supply product despite heavy new supply in the area. • Matt Lowe - Dubai Real Estate English · 265 views · positive
Matt Lowe argues that Abu Dhabi's growth is uneven and that Al Maryah Island, home of the ADGM financial centre, has the clearest demand driver, then presents Jumeirah Living Residences there as underpriced against the island's existing Four Seasons residences. Said at 4:40: The number of professionals working in ADGM is said to have grown from 16,000 in 2022 to 44,000 by the end of 2025, with 13,000 companies and all five office towers fully occupied.
  • Chelsy Dubai Real Estate English · 164 views · selling
An agent promotes the last tower of DAMAC's Chelsea FC-branded Chelsea Residences in Dubai Maritime City, listing its football-themed amenities and arguing the freehold waterfront location next to leasehold Bur Dubai and Deira will appreciate. Said at 0:19: The scheme has four buildings; three have launched and are almost sold out and the final one has now been released, with 1,400 sea-facing one- to three-bed units.

  • Dubai Finance Arabic captions · 1,728 views · cautious
A mortgage and valuation adviser lists seven warning signs for Dubai property buyers: guaranteed returns, resale offers that are really disguised developer stock, illiquid buildings, buildings banks will not finance, yields based on asking rents, unrealistic service charges and pressure to reserve without inspection. Said at 0:46: Guaranteed returns of 8-10% for two or three years are already priced into the purchase, and once the guarantee ends the rent and the resale value fall back to real market levels.
  • Dubai Finanz German · 1,521 views · positive
A German-speaking Dubai adviser argues that the overlooked opportunities are simple existing offices, leasehold-to-freehold conversions on Sheikh Zayed Road, under-rented tenanted flats, distressed off-plan units just before handover, and golden-visa purchases below the AED 2 million threshold. Said at 1:04: Offices are said to yield about 10% net versus 5-7% net for a well-located apartment, with office occupancy around 94% and rents up 13% year on year.
  • TITOV BUSINESS Russian · 724 views · neutral
A mortgage broker walks through five real UAE mortgage cases, from a developer-mortgaged building that blocked resales to equity release, Islamic-bank refusals and zero-down deals, plus 2026 lending changes. Said at 1:53: Buyers in a small developer's Arjan project learned two weeks before handover that the whole building was mortgaged by the developer, so every title deed shows a bank charge and one resale has dragged on since April.

Abu Dhabi vs Dubai

  • Алексеев Invest Russian · 892 views · selling
A broker ranks three launches by location, developer, uniqueness, upside and risk: furnished wellness apartments in Dubailand, offices at Beyond's The Yards Plaza in City of Arabia, and Aldar villas at Yas Riva Reserve in Abu Dhabi, while saying Abu Dhabi is at its peak and commercial property is outperforming apartments. Said at 3:25: The Dubailand wellness project sells furnished studios to two-beds with a 60/40 plan whose last 40% is spread over three years after a late-2028 handover, and he expects 7-10% rental yield but a likely loss on an urgent pre-handover resale.
  • Алексеев Invest Russian · 707 views · selling
A live walk-through of Aldar's sales model for Marsa Al Saadiyat, billed as the last land plot on Saadiyat Island, covering the masterplan, the first Talaya and Talaya Beach villa clusters, floor plans, prices and the payment plan. Said at 1:13: Marsa Al Saadiyat is presented as Aldar's final plot on Saadiyat, with a marina, a cultural venue, a school and extensive parks and tracks, due for completion by the end of 2029.

Said at 6:18: He calls the ORA-Modon beachfront project at about AED 2,200 per sq ft on Sheikh Zayed Road a sure thing and expects villas selling at 7.4-7.5m today to reach 16-20m.

Shared-housing law: what it actually bans Worried

The new shared-housing rules are the most-posted news item, with people mostly trying to work out what is and is not allowed (mixed family/individual units, minimum facilities) and what it does to bed-space and room rents. Low-budget renters are asking whether to leave shared flats for a studio now; a few owners see a newly legal 'sharing rooms' business.

Q3 sales slump: crash or no crash? Split

The Q3 numbers split r/dubairealestate. One camp mocks the forecasters whose predicted September crash did not arrive; the other points to collapsing demand, heavy incoming supply and still-high values, and a third complains that both sides cherry-pick data.

Buy now, wait, or sell? Sceptical

Would-be buyers and existing owners are asking the timing question directly. Answers are cautious rather than panicked: it depends on entry price, area and future supply; sellers are told they are still in profit but below the level of eight months ago; overseas investors (US, UK, India) are still enquiring.

Off-plan stress: delays, exits and instalments Worried

Off-plan holders are worried about late handovers, funding instalments and getting out before completion; a new subreddit has been set up purely for off-plan exits. Brokers counter that near-term (2027) handovers are the safer play because new launches now complete in 2029-2030.

Mortgages, valuations and borrowing against off-plan Worried

Finance is a live pain point: first-time buyers discover the bank lends against its own valuation rather than the agreed price, handover mortgage pre-approvals expire if the developer slips, and one owner is seeking a loan against money already paid into an unfinished Downtown unit.

Yields versus bonds: is the rental return still worth it? Sceptical

Investors are doing yield maths against risk-free alternatives. Posters cite around 8% gross for cheaper ready apartments but stress that is not net, and several argue bond yields now compete; others share their own Ejari-data analysis to show what tenants really pay.

Renting on the ground: evictions, absent landlords, affordability Angry

Tenant threads are practical and frustrated: a personal-use eviction being taken to the Rental Disputes Centre, landlords who go silent at renewal or move-out, agents refusing repairs, and families hunting for anything at AED 30-35k a year.
