Status on the SkyscraperCity forum: topped out, 37 floors, 145 m. Last post in the thread: 30 Sep 2026. The newest site pictures show two finished, glazed towers of different heights beside each other, with an app screenshot listing The Edge as Finished and 100% completed (dated 25-08-2026).

Payment plan: 40/60 or 40/60

How the developer asks you to pay for a home bought off-plan. The amounts use AED 1,549,325, the median off-plan price in the last year. Handover stated: Q4 2026 · Booking fee: AED 50,000 reservation fee

The sources do not agree. We show each plan we found. Ask the developer for the plan in force today before you pay a booking fee.

Read on 9 Oct 2026 from broker and developer pages. A script checked that each plan adds to 100% and that the words are in the source. Plans change: the sale contract is the only binding version. On top of the price you pay the 4% Land Department fee and the registration fees. Sources 4 and 7 (developer) and sources 2 and 3 agree on 40/60 but differ on how the first 40% is split, with the developer page showing a AED 50K reservation fee plus 20% balance within 14 days, so confirm with Select Group. Source 8 mentions a 30/70 plan and Q3 2026 handover, but the extract does not give the steps.

Resale and off-plan prices by bedroom

Resale = a completed home sold on. Off-plan = a home sold before the tower is complete, in most cases by the developer. The two are different markets, so we never mix them in one price. Sold = median price of sales in the 12 months to 14 Oct 2026. Asking and rent = live listings on 7 Oct 2026. Counts are in brackets. A median needs 5 sales or 3 listings.

Rents are asking rents, not registered contracts. Yield = asking rent divided by the median resale price, before service charge.

Sales we leave out of every median, count and chart (41 of 1298 here): bulk transfers, meaning 5 or more completed homes sold within two days at prices per sq ft within 25% of each other (4); a sale at exactly the same price as that unit's sale before (37); a size more than 1.6 times the usual size for the recorded type, or a "studio" above 750 sq ft (0). They stay in the list below with a label.

Off-plan price per sq ft rose 5% in a year

Median AED 2,479 per sq ft in the last 12 months (101 off-plan sales) against AED 2,351 in the 12 months before (94 off-plan sales).

Every sale since 2023: 1,298 sales of 1,028 units
