The agent's view
“I price every home here from what actually sold in the same tower and layout, never from the asking price.”

How this map is made

Sales. Every home sale in the Dubai Land Department register (apartments, hotel apartments, villas and townhouses; sales, pre-registration and delayed sales). Land, offices and shops are left out. A sale is counted on its registration date. "Last year" is the same days one year earlier.

Price. Median price per sq ft of the sales in the window. A change on last year is shown only where both windows have 30 or more sales, so a change in the mix of homes can still move it.

Homes for sale and asking prices. Homes advertised for sale today, placed in a community by their map position. "Sold against asking" compares the median sold price per sq ft of ready homes with the median asking price per sq ft of ready homes for sale now, in the same community, type and bedrooms. It is a gap between two groups of homes, not the discount on one sale.

Resales at a loss. Homes that sold before and sold again in the window, at a lower price than the time before. Costs (4% transfer fee, agent) are not counted, so the real share that lost money is higher.

Communities. Shapes are Dubai Municipality community boundaries. Register areas are matched to them; one shape can hold several register areas. Grey shapes have too few sales to show.
