The facade is shaped like a Tree of Life, with terraces covered in greenery, private waterfalls and pools. Construction: topped out
Status on the SkyscraperCity forum: topped out, 23 floors. Last post in the thread: 27 Feb 2026. The newest picture (post #56), taken from across the canal, shows a concrete frame with scaffolding on the facade and several tower cranes beside it, with no cladding visible on the upper floors.

Read on 9 Oct 2026 from broker and developer pages. A script checked that each plan adds to 100% and that the words are in the source. Plans change: the sale contract is the only binding version. On top of the price you pay the 4% Land Department fee and the registration fees. Source 3 (Equity Edge) cites a 10/40/50 plan with no step breakdown, which conflicts with the 10/10/10/10/10/10/40 schedule on another source (source 1); the 60/40 split reflects the full schedule in source 1, and sources 4 and 5 only confirm a 40% on-completion payment (source 5 lists handover as Q1 2026, others Q2 2026).
Resale and off-plan prices by bedroom
Resale = a completed home sold on. Off-plan = a home sold before the tower is complete, by the developer or by an earlier buyer (a Land Department "delayed sell"). The two are different markets, so we never mix them in one price. Sold = median price of sales in the 12 months to 19 Oct 2026. Asking and rent = live listings on 7 Oct 2026. Counts are in brackets. A median needs 5 sales or 3 listings.

- Sales: unit-level Dubai Land Department sale records, 16 Feb 2024 to 19 Oct 2026, checked by year against Dubai Land Department open data. Our unit list does not hold every sale, so some sales are missing.
- Listings: one snapshot, 7 Oct 2026. Asking prices and asking rents.
- Residents and building facts: Google Maps reviews and guide pages (live adverts: community guide, metropolitan.realestate, propsearch.ae, royalestays.com), read by an AI model on 21 Oct 2026 with a fixed question list. A script checks that each answer names its source.
- Nobody visited the tower. Every fact is from a document, a map or a resident's review.
- Checked, not found for this tower: unit positions on a floor, the side and view of each unit.
