We think Burj Khalifa is the cheapest trophy home on earth, and only half of the discount is deserved

USD 1.45 million buys a 1,888 sq ft two-bedroom in Burj Khalifa. On Billionaires' Row it buys 163 to 401 sq ft.

We think Burj Khalifa is the cheapest trophy address in the world, and its buyers are paid to own it. A typical two-bedroom in the tower sold this year for AED 5.3 million, or USD 1.45 million, for 1,888 sq ft. The same money buys 401 sq ft at 432 Park Avenue in New York. At 220 Central Park South it buys 163 sq ft, about the size of an American parking bay.

Per square foot the gap is wider than most people guess. Burj Khalifa flats sell for about AED 2,899 (USD 789). Resales at 432 Park Avenue in 2024 and 2025 averaged USD 3,617 (AED 13,283), according to UrbanDigs data reported by Curbed, the lowest of the four Billionaires' Row towers it compared. A typical sale at 220 Central Park South this year was USD 8,902 (AED 32,693) a foot, and its floors 45 to 58 fetch USD 15,522 (AED 57,004), according to the Roebling Team. Even in Dubai, Burj Azizi, the 725-metre tower due in 2028, launched at AED 7,149 to 34,000 a foot (Khaleej Times), which is 2.5 to 12 times what a Burj Khalifa resale fetches.

So is Burj Khalifa undervalued, or cheap for a reason? We think both, in roughly equal parts.

The case for undervalued rests on income and residence. A two-bedroom lets for about AED 300,000 a year, a gross return of 5.6%. The owner of one 84th-floor flat at 432 Park pays common charges and property tax of USD 68.7 (AED 252) a sq ft a year, according to its Compass listing, before any rent comes in. Any Dubai property worth AED 2 million or more qualifies its owner for a five-year Golden Visa, and every flat in Burj Khalifa clears that bar. The UAE levies no income tax on individuals, and the central bank holds the dirham to the dollar, so a buyer from Riyadh, Mumbai or London is holding a dollar asset whose rent is untaxed.

The case for cheap-for-a-reason rests on age and competition. The tower was finished in 2010, and Burj Azizi will soon sell height at prices Burj Khalifa has never reached. New York has a rule for this. "The bottom line is, it's the next new building," Compass broker Richard Steinberg told The Real Deal. Between July and September, 39% of Burj Khalifa resales sold for less than the seller had paid.

USD 1.45M (AED 5.3M) buys a 2-bed in Burj and a parking bay at 220 CPS.

The one New York tower that broke Steinberg's rule shows what scarcity is worth. The sales team at 220 Central Park South raised prices a dozen times between 2015 and 2018, The Real Deal reported, and its first-time sellers have yet to take a loss. Its top floors sell for 74% more than its typical flat. The trophy in a supertall is the scarce top, while the rest of the building trades like ordinary stock.

What should you do? If you want to live in Dubai, or want a dollar income with a residence visa attached, we would buy a Burj Khalifa two-bedroom at what similar flats have sold for this year, around AED 2,900 a sq ft, and pay nothing extra for the name. We would not buy expecting the gap with New York to close, because it has lasted sixteen years; we would hold the flat for its rent and its visa.
