Where the figures come from

Every figure on this page counts the sales the Land Department registers to the project THE CAPE.

Sales: Dubai Land Department sale registrations (sales and off-plan sales; gifts, grants and mortgages left out), homes only, extreme prices per sq ft left out. A median is the middle sale, so a few very dear or very cheap homes do not move it. Off-plan means sold before completion, by the developer or by an earlier buyer. A figure is shown only when it rests on 10 or more sales, and a change only when both years have 30 or more; otherwise the line is left out.

These are prices homes sold for, not adverts: this page lists no homes for sale. All figures come from one dataset, the BUY DUBAI facts cube, built from the Land Department records each night. Updated 21 October 2026. Data view.
