What the sale records show now
- Sales fell. JVT had 3,827 home sales in the 12 months to 20 October 2026, against 4,695 in the 12 months before (−18.5%). Across Dubai, home sales fell over the same 12 months (−16.0%).
- Prices of finished apartments rose like for like. With the same bed sizes as a year before, the price per sq ft of finished apartments moved +11.2%. Off-plan was 91% of apartment sales, so this covers a small part of the market (353 finished-apartment sales).
- Rental yield. The median rent of new Ejari leases signed in the 12 months to 15 October 2026, against the median price of finished apartments, gives a gross yield of 7.8%.
- Villas and townhouses. Villa figures are not shown yet: many JVT villa sales are registered as land plots with no project name, and the cube does not count them as villa sales yet, so a villa median would mislead. The home sales count covers apartments and only part of the villa sales.

Like for like compares finished apartments with the same bed sizes as the year before. Off-plan sales are mostly new projects each year, so their prices are shown as levels only. Yield is the median rent of new Ejari leases against the median price of finished apartments. Dates are registration dates.

Where the figures come from
The Land Department records JVT as the master project Jumeirah Village Triangle, in the land area Al Barsha South Fifth. All JVT sales on this page are the sales registered to that master project.
Sales: Dubai Land Department sale registrations (sales and off-plan sales; gifts, grants and mortgages left out), homes only, extreme prices per sq ft left out. A median is the middle sale, so a few very dear or very cheap homes do not move it. Off-plan means sold before completion. "Like for like" compares finished apartments with the same bed sizes as the year before, so a change in the mix of homes sold does not show up as a price change.
Rents: Ejari lease registrations. "New lease" means a new tenant, a lease of 6 to 13 months and one home per lease. A figure is shown only when it rests on enough records; otherwise the sentence is left out.
Every number on this page comes from one dataset, the BUY DUBAI facts cube, built from the Land Department records each night. Data view.
