Mid-range residential tower built by TRIGONO DEVELOPMENTS L.L.C, handed over in 2020, with 10 floors, 60 units and 30 resales on the Land Department record

The50, Majan · by TRIGONO DEVELOPMENTS L.L.C

A resale 1-bed in The50 sells for about AED 1.04m

Median of 16 resale 1-bed sales in the 12 months to 26 Oct 2026, from Land Department records (19 resale sales of all sizes). Last sale in the tower: 19 Oct 2026.

The market says
19 resales of all sizes in the 12 months to 26 Oct 2026 at AED 1,136 per sq ft.
James Paul Booth
The agent's view
“The50 had 19 resales of all sizes in the 12 months to 26 Oct 2026 at about AED 1,136 per sq ft, but too few owners have sold twice for me to quote a return. A 1-bed gives a gross yield of about 6.5% on the median signed Ejari rent for a 1-bed in Majan (AED 68,000 a year), against the median sold price. I would price it from the last sale of the same layout, and I would not pay more for a promise.”

Resale and off-plan prices by bedroom

Resale = a completed home sold on. Off-plan = a home sold before the tower is complete, by the developer or by an earlier buyer (a Land Department "delayed sell"). The two are different markets, so we never mix them in one price. Sold = median price of sales in the 12 months to 26 Oct 2026. Asking and rent = live listings on 7 Oct 2026. Counts are in brackets. A sold median needs 10 sales, an advert median 3 adverts.

Sold prices: Land Department sale records to 26 Oct 2026, BUY DUBAI facts cube. Asking and rent are adverts, not contracts.

Sales we leave out of every median, count and chart (0 of 30 here): bulk transfers, meaning 5 or more completed homes sold within two days at prices per sq ft within 25% of each other (0); a sale at exactly the same price as that unit's sale before (0); a size more than 1.6 times the usual size for the recorded type, or a "studio" above 750 sq ft (0). Too few resale sales to state a yearly change

Median AED 1,136 per sq ft in the 12 months to 26 Oct 2026 (19 resale sales). A like-for-like yearly change needs at least 10 sales of the same bed size in each of the two 12-month periods.

Where sources disagree

  • Rank in Majan differs: the Property Index comparison table ranks the tower #3 of 11 peers, while McCone ranks it 26th of 34 Majan buildings. The groups of buildings compared are different.
  • The McCone rental page says 18 contracts in 12 months, but its own table adds to 13 + 5 = 18 for 1-bed and 2-bed layouts, while a search results from the same site says 16 contracts and a 1-bed median of AED 58,842. These are likely from different dates.

A news item says 10 floors plus 2 basements. Our sales data shows unit codes up to floor 10. The Property Index register lists 60 units. The register shows it as completed, but no completion year was found: the McCone pages say the handover date cannot be derived, and the first sale on record is April 2025.

Method, sources and what we did not find

  • Sales: unit-level Dubai Land Department sale records, 24 Apr 2025 to 23 Oct 2026, checked by year against Dubai Land Department open data. Our unit list does not hold every sale, so some sales are missing.
  • Listings: one snapshot, 7 Oct 2026. Asking prices and asking rents.
  • Residents and building facts: Google Maps reviews and guide pages (Building guide from live adverts (facts and resident opinions; rewrite in your own words; cite as "live adverts")., live adverts: community guide, mcconeproperties.com, propertyindex.ae), read by an AI model on 27 Oct 2026 with a fixed question list. A script checks that each answer names its source.
  • Nobody visited the tower. Every fact is from a document, a map or a resident's review.
  • Checked, not found for this tower: a Google Maps place, resident reviews, a floor plan document, unit positions on a floor, the side and view of each unit, a licensed photo.
