Is JVC a good investment in 2026: the short answer

The sale records support both views: JVC has a low price and a high rent return, but sales have fallen and more sellers lose money.

This page is for a first-time investor with AED 500,000 to 1.5 million. It gives the case for Jumeirah Village Circle (JVC) and the case against it. Both cases use the same sale records. This page is information, not advice. It gives no verdict and no price forecast.

JVC prices in 2026: what AED 500,000 to 1.5 million buys

Most JVC homes sell inside this budget: 82% of sales in the last 12 months were between AED 500,000 and AED 1.5 million.

The table shows 11,419 sales in the last 12 months. The 82% is the sum of the three middle rows.

JVC price per sq ft

The median JVC apartment sold at AED 1,483 per sq ft in the last 12 months. That covers 11,008 sales. The price is 3.6% above the year before and 29% above 2023.

  • Completed homes: AED 1,296 per sq ft, from 4,158 sales.
  • Off-plan homes: AED 1,578 per sq ft, from 6,850 sales.

Are JVC prices falling in 2026

The answer depends on the type of home. The median for all apartments rose 3.6% in a year. Completed homes show a fall when we look quarter by quarter.

  • Completed homes reached a peak of AED 1,329 per sq ft in the fourth quarter of 2025.
  • They sold at AED 1,188 per sq ft in the third quarter of 2026. That is 10.6% lower.
  • We left out one sale of a whole block, because it would distort the figure.

Which JVC district is cheapest

District medians run from AED 1,400 to AED 1,610 per sq ft. District 12 and District 15 are at AED 1,400. District 14 is at AED 1,610. See JVC districts for each one.

Old and new JVC buildings

The age of the building changes the price more than the district does. Buildings finished by 2015 sell at AED 849 per sq ft. Buildings finished in 2025 and 2026 sell at AED 1,521.

Do high floors cost more in JVC

High floors, from floor 21 up, sell 14% above floors 1 to 5. Inside the same building, the gap is only 0.8%. So most of the gap comes from the building, not from the floor.

JVC price against nearby areas

In the 12 months to 14 September 2026, JVC apartments sold at AED 1,498 per sq ft. Arjan sold at AED 1,556 and all Dubai at AED 1,730. See JVC or Arjan, JVT or Dubai Sports City.

JVC rental yield in 2026

A JVC 1-bed shows a gross yield of 7.3%, which is below the all-Dubai figure of 7.9% and above Business Bay at 6.6%.

How we work out gross yield

We take the median asking rent for one year. We divide it by the median sold price over the last 12 months. The same sum gives the figures for all Dubai and for Business Bay.

These are gross yields. The rents are asking rents from adverts, not signed rents. We do not take off the service charge, empty months or fees.

Yield differs from building to building

JVC buildings range from 4.3% to 12.0%. That range is wider than the gap between JVC and other areas.

What other sources say about JVC yield

Sources disagree, because each one uses a different method.

  • The broker fäm Properties gives 7.23% gross on JVC resales, for the 12 months to July 2026. It gives 5.90% for Dubai Marina.
  • One property portal says about 6.1% for JVC.
  • Another property portal shows asking prices and asking rents for September 2026. Rent divided by price gives 6.8%. That sum is ours.

Are JVC rents falling

One property portal shows JVC asking rents at AED 101 per sq ft a year in September 2026. It says that is 8.61% lower than a year before. This is a portal figure for advertised rents.

How many homes sell in JVC

JVC is one of the busiest areas in Dubai for home sales, with 11,008 apartment sales in the last 12 months.

JVC's rank in Dubai

  • The Dubai Land Department ranked JVC first by number of transactions in the first half of 2025, with 10,469.
  • For the full year 2025 it ranked JVC first by number of transactions and first by number of mortgages. It ranked JVC fifth by value.
  • Cavendish Maxwell ranked JVC first for ready apartment sales in the first half of 2026, with 1,065.

A busy market has more recent sales. So a buyer can compare more sold prices for the same building.

Prices after sales fell

Sales fell after 28 February 2026, but prices stayed above the year before. In March to August 2026, off-plan homes sold at AED 1,592 per sq ft. That is 5.0% above the same months of 2025. Completed homes sold at AED 1,267, which is 1.3% above.

Completed homes fell less than in Dubai

JVC had 1,929 sales of completed homes in March to August 2026. That is 35% fewer than a year before. All Dubai had 38% fewer.

Who rents in JVC

The National says many JVC residents rent and a growing number buy. We found no published split of renters and owners.

JVC sales, losses and unsold homes in 2026

JVC sales fell 52% after the regional war began on 28 February 2026, which is more than twice the fall across Dubai.

Type of homeJVC sales, March to August 2026JVC change on 2025All Dubai change on 2025
All homes4,50152% fewer23% fewer
Off-plan2,57260% fewer17% fewer
Completed1,92935% fewer38% fewer

The fall is mostly an off-plan fall. One analyst calls the war the trigger and not the root cause. He says new launches were already slowing. Developers made 8,206 first off-plan sales in the 12 months to 14 September 2026. They made 12,077 the year before.

How many JVC sellers sell at a loss

In July to September 2026, 26% of 259 resales of completed homes were below the price the seller paid. A year before, the share was 6%. The all-Dubai share is 18%.

  • We do not count fees of about 6%. Fees add to each seller's cost.
  • We count only homes sold twice since 2020.

Off-plan resales in JVC

In the same three months, 41% of 117 off-plan resales were registered at the price the seller paid. A year before, the share was 22%. The all-Dubai share is 44%. The median gain on an off-plan resale was 0%. It was 6.7% a year before. The median seller held the home for 23 months.

There is a limit to this figure. A resale can be registered at the original contract price. So the figure does not prove that the seller made no profit.

Asking price against sold price in JVC

Completed 1-beds are advertised at AED 1,380 per sq ft. They sold at AED 1,284 over 12 months, which is a gap of 8%. They sold at AED 1,187 over the last 3 months, which is a gap of 16%. The 12-month gap is 5% in Business Bay and 9% in Arjan.

How many JVC homes are for sale

We counted 9,629 adverts for JVC homes against 11,421 sales in 12 months. That equals 10.1 months of stock. For completed homes only, the figure is 14.6 months: 5,462 adverts against 4,479 sales. Business Bay has 10.5 months and Arjan has 7.5.

  • The 27 late projects hold 6,830 homes.
  • They are a median 52% complete.
  • They are a median 3.4 months past the end date.
  • Projects of 500 or more homes: 3 of 7 are finished. Smaller projects: 4 of 27 are finished.

There is a limit. The register shows today's end date, not the date first promised. See JVC handover record and Buying off-plan in JVC.

Cavendish Maxwell said in early 2025 that almost 25,000 JVC units were due by the end of 2027. It says only 41.3% of Dubai units scheduled for the first half of 2026 were completed.

Which developers sell most in JVC

JVC service charges, traffic and parking

Owners pay service charges of roughly AED 12 to 17 per sq ft a year, and residents face slow exits and paid street parking.

JVC service charges

The official source is the Dubai Land Department's Service Charge Index. We could not extract JVC rows from it. Brokers give figures for eight named JVC buildings, from AED 12.04 to AED 17.44 per sq ft a year. For the whole area, sources disagree. One broker says AED 8 to 14. Another says AED 11 to 22. See JVC service charges and running costs.

Cooling costs in JVC

JVC uses mixed cooling systems: district cooling, building chillers, or units billed through DEWA. The cost and who pays it differ by building.

Traffic at the JVC exits

Traffic at the exits is the most common complaint about JVC. About 95 of the 549 forum comments mention it. Khaleej Times reported an improvement on 21 April 2026, after the Hessa Street upgrade. One resident said his peak commute fell from close to one hour to 20 to 25 minutes. The RTA and Dubai Holding agreed four new access points on 2 March 2025. No completion date is given. See JVC traffic.

Parking in JVC

Street parking has been paid since 16 March 2026. It costs AED 4 an hour by day and AED 6 in the evening. A studio or 1-bed comes with 1 parking space in almost every advert (99%). A 2-bed comes with 1 space, and 11% of adverts say 2. A household with a second car may need street parking. See JVC parking.

Metro

JVC has no metro station. A Gold Line station is planned, with opening set for 9 September 2032.

What to check before you buy in JVC

Check the building and not only the area, because price, yield, service charge and parking differ from one JVC building to the next.

  • Sold prices in the same building. Compare with sold prices, not with adverts. The gap for completed 1-beds was 16% over the last 3 months.
  • The yield of the building. JVC buildings range from 4.3% to 12.0% gross.
  • The service charge. Look up the building on the Dubai Land Department's Service Charge Index.
  • The cooling system. Ask which system the building uses and who pays the bill.
  • Parking. Read the title deed for the number of spaces. Do not rely on the advert.
  • Homes for sale in the same building. JVC has 14.6 months of stock of completed homes.
  • Fees. Our resale figures leave out fees of about 6%. Ask for the full list of fees in writing.
  • The end date, for an off-plan home. Look up the project on the register and read its per cent complete.
  • The exit and the road. Visit at peak hours and time the drive out of JVC.
  • The housing fee. Sources disagree on the rate for owners. Ask Dubai Municipality.

This page is information, not advice. It does not say whether you should buy.
