The agent's view
“I price every home here from what actually sold in the same tower and layout, never from the asking price.”

Which JVC buildings rank highest on these tests?

Shamal Waves ranks highest for a studio (81.3 out of 100). Summer 1 ranks highest for a 1-bed (81.3 out of 100). Summer 2 ranks highest for a 2-bed (73.0 out of 100).

We rank completed JVC buildings for each home size on seven tests. Each test uses records: sale records, adverts, parking counts, drive times and ratings.

This page gives information from records. It is not advice. A high rank says only that a building ranks highest on these tests.

Sales were registered from 11 October 2025 to 10 October 2026. Adverts were read from 6 to 11 October 2026. To enter, a building needs 5 or more sales of completed homes and 5 or more rent adverts for the home size. A total needs 6 of the 7 marks.

The tests, the formula and the minimum counts

The total is the plain average of the marks on seven tests. Every test has the same weight.

The method follows our Business Bay page, which has five tests: yield, risk, uniqueness, place and rent. The table shows what JVC data can support.

UniquenessNot usedBusiness Bay uses the canal, the height of the building and branded buildings. JVC has no canal, and we hold no view or floor plan for each home.––

The formula

  1. One entry is one home size in one building. Studios are ranked against studios, 1-beds against 1-beds and 2-beds against 2-beds.
  2. A mark out of 100 is a rank. 100 is the first of the entries with the same home size. 50 is the middle. 0 is the last. Equal figures share one mark.
  3. A test with more than one part uses the average of the marks of its parts.
  4. Total = the sum of the marks, divided by the number of marks. The marks are the whole numbers shown in the table. An entry needs 6 or more of the 7 marks. A missing mark is left out; it does not count as zero.
  5. Order. Entries are sorted by total. When two totals are equal, the entry with more sales comes first.

What is not in the tests

  • Traffic. Drive times are for an empty road. We hold no traffic figures for JVC.
  • Price swing and largest fall. The Business Bay risk test uses them. For JVC we use the change on the year, because many buildings are new.
  • Rent adverts for each 100 homes. We hold no count of all homes in each JVC building.
  • Service charge, build quality and views. The records do not hold them for each building.

Two tests overlap. A low price per sq ft raises the price mark and also raises the yield. So a low-priced building gets credit twice. Read the columns, not only the total.

Rows with rent more than 1.5 times the JVC median are left out. That rent usually means serviced or short-stay homes.

The risk test counts every resale, also when the home was part of a block sale. The text under each table says when that is so.

Source: Dubai Land Department sale records, as built into BUY DUBAI on 11 October 2026; asking rents and asking prices in adverts; parking counts and drive times as on the JVC parking and JVC drive times pages; ratings from Google Maps, read on 11 October 2026. Sales were registered from 11 October 2025 to 10 October 2026. Adverts were read from 6 to 11 October 2026. To enter, a building needs 5 or more sales of completed homes and 5 or more rent adverts for the home size. A total needs 6 of the 7 marks. A block sale is 8 or more completed homes in one building registered on one day; a resale is in a block sale when its purchase or its sale was.

JVC studios: the 20 buildings that rank highest on these tests

Shamal Waves ranks highest on these tests for a studio, with a total of 81.3 out of 100.

71 completed buildings have enough records for a studio. 65 of them have a total. The JVC medians for a studio are a yield of 8.1% and AED 1,437 per sq ft.

2 pairs of buildings next to each other in this list have the same total. Their order is set by the number of sales. The first place and the fifth place are 12.1 points apart. 10 of the 20 rows are marked † for thin data. A small gap in the total is not a real difference.

Resales: the same home sold twice. The second sale is of a completed home, from 11 October 2025 to 10 October 2026. A building needs 10 or more. Price on the year: against 11 October 2024 to 10 October 2025. Months of stock: adverts for completed homes for sale in the building, divided by sales of completed homes for each month. 3 buildings have fewer than 6 marks and no total.

Months of stock: adverts for completed homes for sale in the building, divided by sales of completed homes for each month.

Off-plan JVC buildings with the most sales: not ranked on the tests

Binghatti Amberhall had the most off-plan sales in JVC in 12 months: 452.

We do not give these buildings a total. A building that is not finished has no rent and no residents. So it has no yield, no rent adverts, no resale record of completed homes and no resident rating.

The list is sorted by the number of sales only. Many sales show demand. They do not show quality or a future price.

How far to trust this ranking

The ranking sorts records. It does not know the home you are looking at.

  • Thin data. A building can enter with 5 sales and 5 rent adverts. One new sale can move its marks. Rows with a † have fewer than 10 of either.
  • Ranks, not sizes. A mark is a rank among JVC buildings. A mark of 80 against 70 can be a very small difference in the figure itself.
  • Asking rents. Rents and asking prices come from adverts. A tenant or a buyer can agree a lower figure. One home can be in more than one advert.
  • Advert age. An agent can place a home again as a new advert. So the age of an advert can be less than the time the home has been empty.
  • Resales. We count only homes sold twice since 2 January 2020. Fees are not counted.
  • Ratings. A Google Maps rating can come from visitors and not only from residents. We use it only from 20 or more ratings.
  • The past. All figures describe the last 12 months. They do not forecast prices or rents.

Common questions

Which JVC building ranks highest for a 1-bed?

Summer 1 ranks highest on these tests for a 1-bed, with a total of 81.3 out of 100. Highest mark: yield (9.9%). Next: risk (price +17.6% on the year, 9.7 months of stock). Lowest mark: place (1.0 parking spaces for a 1-bed, 0.9 minutes to a way out). No mark for rating: too few records. The ranking covers 121 completed buildings.

Which JVC building ranks highest for a studio?

Shamal Waves ranks highest on these tests for a studio, with a total of 81.3 out of 100. Highest mark: price (AED 866 per sq ft, 40% below the JVC median). Next: yield (10.1%). Lowest mark: risk (0 of 12 resales below purchase price, price -8.9% on the year, 7.0 months of stock).

How is the total worked out?

Each building gets a mark out of 100 on seven tests: yield, risk, price, sales, place, rating and rent. A mark is the rank among JVC buildings with the same home size. The total is the average of the marks, and 6 marks are needed.

Why are off-plan buildings not ranked?

A building that is not finished has no rent and no residents. So there is no yield, no rent advert and no rating to test. We list the off-plan buildings with the most sales in a separate table.

Why is a building missing from the list?

A building needs 5 or more sales of completed homes for the home size in the last 12 months. It also needs 5 or more rent adverts. Buildings with rent far above the JVC median are also left out.

Is this a recommendation?

No. The page sorts records by stated tests. It does not know your budget, the state of a home or the service charge. Check a home yourself and take your own advice.
