Traffic in JVC: the short answer

Traffic at the ways out is the most common complaint about JVC, and one news report measured a clear improvement after April 2026.

Most residents of Jumeirah Village Circle (JVC) need a car. This page uses news reports, resident reports and our own reading of the road map. The map gives times on an empty road only.

The ways in and out of JVC

The road map shows 3 ways out of JVC and 4 ways in, at four places.

We found no official count of the ways in and out. So we read the roads on OpenStreetMap on 11 October 2026. The table shows what the map has.

DirectionMain roadSide of JVCBuildings for which it is the nearest

Way inA slip road from the junction of Sheikh Mohammed Bin Zayed Road and Al Khail RoadSouth-westNot counted

The map shows no direct way out onto Sheikh Mohammed Bin Zayed Road. Nakheel, the master developer, names that road as one of three access roads. The slip road in from that junction may be what Nakheel means. We could not confirm this.

We did not check these links on the ground. New links from the 2026 Hessa Street works may not be on the map yet. Treat the count as a reading of the map, not an official figure.

What older reports say about the ways out

  • Before October 2016, JVC had two entry and exit points. Both were on Al Khail Road and close together.
  • Nakheel then added three access points to Hessa Street for AED 18.5 million. Sources disagree on the opening date: 12 October or 14 October 2016.
  • A community blog says "two on Hessa Street and two on Al Khail Road". We saw this only as a search excerpt. Sources disagree.

JVC traffic before and after the April 2026 Hessa Street opening

Khaleej Times reported on 21 April 2026 that one resident's peak commute fell from close to one hour to 20 to 25 minutes.

The first phase of the Hessa Street upgrade opened in April 2026. It covers 4.5 km from Sheikh Zayed Road to Al Khail Road. Khaleej Times reports that capacity rose from 8,000 to 16,000 vehicles an hour. The trip along that stretch fell from 15 minutes to 4.

After April 2026

  • Khaleej Times, 21 April 2026: a JVC resident who works in Barsha Heights described his peak commute. It fell from close to one hour to 20 to 25 minutes.
  • The same report checked Google Maps. The estimate fell from about 40 minutes to about 25 minutes.
  • Residents in that report said slow stretches remain near busy junctions.
  • This is the only published measurement we found. We found no travel time from the Roads and Transport Authority (RTA) for the JVC ways out.

Before April 2026

  • Gulf News, 2015 to 2016: the morning peak, 7:00 am to 9:30 am, was the worst time.
  • One resident said a 10-minute commute to Internet City took about 40 minutes at peak.

Official statement. The RTA wrote on X on 2 February 2026 that new direct connections "have significantly improved accessibility". We found no Dubai Municipality statement on JVC traffic.

One report on one commute is thin evidence. It does not give the time from your building.

Peak hours in JVC

One area guide gives the JVC peaks as about 7:30 am to 9:30 am and 5:00 pm to 7:30 pm, Monday to Friday.

The same guide says the ways out onto Al Khail Road "have limited capacity during peak hours". This is a guide's claim, not a measurement.

  • Gulf News reports from 2015 and 2016 name 7:00 am to 9:30 am as the worst time.
  • We found no official traffic count by hour for the JVC ways out.

Published drive times at peak

The same guide gives peak estimates of 25 to 40 minutes to Dubai Marina and 35 to 55 minutes to DIFC. Outside peak hours it gives 15 to 20 and 25 to 35 minutes. These are estimates, not measurements.

What JVC residents report about traffic

Residents report long waits at the ways out, and some complain about new traffic signals and a one-lane merge.

These are posts and quotes by residents, not measurements. We read most of the posts as search excerpts.

  • "The worst thing about it by a long way is the traffic" (a resident quoted by The National, February 2023).
  • "The exits are all blocked during rush hour" (a resident post, August 2025).
  • A new resident told AGBI in January 2025 that mornings were "not as bad as was made out". The Al Khail Road bridge had just opened.
  • "The usual 25 minutes it takes for me to exit to Al Khail Road from JVC has been drastically reduced" (a resident post, undated).
  • A social media group post says traffic "has definitely improved since Hessa Street was widened" (date not confirmed).

Complaints about the new signals and the one-lane merge

All are resident posts. We could not confirm the dates.

  • "It took 2 minutes to exit, now 15 minutes just standing on the light."
  • "Got stuck at the signal near the exit for about 20 mins in morning."
  • "Hessa exit through Al Khail is a nightmare. 3 lanes of highway traffic merging into a single lane."
  • "Those traffic lights are not gonna fix anything as long as there is still the 1-lane bottleneck just before Al Khail Road."
  • A comment on the RTA's Phase II video asks the RTA to "get rid of those traffic lights at JVC/Arjan".

How often traffic comes up

In a sample of 549 forum comments from 2020 to 2026, about 95 mention traffic at the exits. This is a keyword count, so it is approximate. Complaints go back to 2018 in Gulf News.

For how residents compare JVC with the area next to it, see JVC or Arjan.

Road works at JVC now and what is planned

Hessa Street Phase II and four new access points are planned for JVC, and no end date is published for either.

Hessa Street Phase II at JVC

The RTA awarded the Phase II contract on 22 February 2026. Phase II covers 3 km of Hessa Street, from Al Khail Road to the E311. Four parts touch JVC.

  • Bridge. A 780 m bridge between Al Khamila Street and JVC, with three lanes each way.
  • Ramp. A 680 m two-lane ramp from JVC to Hessa Street towards Al Khail Road.
  • Second ramp. A 1,050 m ramp from JVC towards Al Barsha South.
  • Tunnel. A 480 m two-lane tunnel from JVC towards the E311.

Four new access points

The RTA and Dubai Holding signed an AED 6 billion agreement on 2 March 2025. It promises "four additional access points" for JVC, with junctions on separate levels. The RTA project page adds 10 extra lanes and 15 traffic signals for JVC and JVT.

The RTA says entry and exit capacity will double. It says travel time on internal roads and access points will fall by 70%. We could not find the locations or the dates.

Phase II also widens 2.5 km of Al Hadaeq Street. North of JVC, works on 4.6 km of Umm Suqeim Street were about 70% complete in July 2026. Neither has a published end date.

What has no date

  • The RTA replied to a resident on X on 2 February 2026. It said "future phases will include a new exit from JVC to Hessa Street via Al Kahraba Street".
  • The same reply said the remaining Hessa Street phases were expected "by the second quarter of 2026". That does not fit the facts. The RTA awarded Phase II only on 22 February 2026.
  • One resident post says late 2027 or early 2028 for Phase II. We could not confirm that date.

Our sources do not say how the Phase II works affect the JVC ways out today.

Salik toll gates on the usual routes from JVC

By our reading of the gate locations, Al Khail Road and Hessa Street have no Salik gate near JVC.

Dubai has ten Salik toll gates. The prices below have applied since 31 January 2025. Ramadan uses different hours.

  • AED 6 per crossing at peak: 6 am to 10 am and 4 pm to 8 pm, Monday to Saturday.
  • AED 4 per crossing off-peak: 10 am to 4 pm and 8 pm to 1 am, Monday to Saturday.
  • AED 4 on Sundays, except public holidays and major events.
  • Free from 1 am to 6 am every day.

The route notes below are our reading of the gate locations. They are not official. We could not open an official Salik page.

  • Dubai Marina by Hessa Street: no gate. The Al Barsha gate is near Mall of the Emirates. The Jebel Ali gate is near Ibn Battuta.
  • Downtown, DIFC and Business Bay by Al Khail Road: no gate. Al Khail Road has no toll except at Business Bay Crossing.
  • The same places by Sheikh Zayed Road: the Al Barsha gate, then the Al Safa gates.
  • Dubai International Airport (DXB) by Al Khail Road: the Business Bay Crossing gate.

Which JVC districts are nearest to a way out

On an empty road, District 18 is the nearest district to a way out and District 12 is the farthest.

We measured the drive from each JVC building to its nearest way out. We used the roads on OpenStreetMap and a route service. The times are for an empty road.

MeasureEmpty-road time
Median building to the nearest way out2.4 minutes
Nearest and farthest building to a way out0.2 to 5.0 minutes
Median building from the nearest way in2.0 minutes
District 18, median to a way out (the nearest district)0.9 minutes
District 12, median to a way out (the farthest district)3.9 minutes
Best to worst building, trip to DIFC4.6 minutes apart
Best to worst building, trip to Dubai Marina5.6 minutes apart
  • District 13 is the next farthest after District 12.
  • The south-east side of JVC is the farthest from a way out. It is far from Al Khail Road.
  • An Al Khail Road way out is the nearest for 603 of the buildings: 334 on the west side and 269 on the north-west side.
  • The Hessa Street way out is the nearest for 119 buildings.

We have not yet measured the time from each building at 08:00 and 18:00. No traffic data exists for these roads yet. Empty-road times understate peak trips. We do not know how large the gaps between buildings are at peak.

Empty-road times from the median JVC building

  • Mall of the Emirates: 14.5 minutes.
  • Dubai Marina Mall: 21.3 minutes.
  • DIFC Gate: 22.9 minutes.
  • Dubai Mall: 23.5 minutes.
  • Al Maktoum International Airport (DWC): 38.7 minutes.
  • Dubai International Airport (DXB), Terminal 3: 43.2 minutes.

The route service is slow on main roads. Use these times to compare one building with another, not as trip times.

So the table shows which side is closer to a way out. It does not show which side leaves fastest at 08:00. For each district, see JVC districts. For each building, see the JVC traffic table.

How to test a JVC building for traffic before you buy or rent

Drive from the building at 08:00 and back to it at 18:00 on a weekday before you sign.

No published figure gives the peak time from one building. You can measure it yourself.

  • Drive it at 08:00. Start at the building's car park on a weekday. Drive to your place of work. Note the minutes to the way out and the minutes for the whole trip.
  • Drive it at 18:00. Drive back on a weekday evening. Note the minutes from the main road to the building.
  • Use the forecast. Open a map app and set "leave at" to 08:00 on a weekday. Do the same for 18:00.
  • Try each way out. The nearest way out is not always the fastest. Test the second one too.
  • Pick a normal day. Test on a working day, Monday to Friday. The published peak hours are for those days.

Metro and bus from JVC

JVC has no metro station today, and bus J01 is the only route that the RTA route list names for JVC.

Bus J01 runs between Mall of the Emirates Bus Station and JVC. It connects to the Red Line metro at Mall of the Emirates. Sources disagree on frequency: every 15 to 25 minutes, or about every 30 minutes. Timetable sites give 25 to 40 minutes to the metro.

A station on the new Gold Line is planned. The Gold Line was approved on 22 April 2026, and the official route names Jumeirah Village Circle. Opening is set for 9 September 2032. The exact station site is not confirmed. For the full detail, see getting around JVC.
