How to read these figures. Sales are for the corresponding Dubai Land Department community, which is used here as a proxy for the named master plan. The boundaries may not match exactly. Flat prices mix buildings, ages and off-plan with completed homes. A price difference is not evidence that the master plan or its anchor caused it.

The Dubai Hills Estate master plan
Emaar and Meraas announced the joint venture on 8 June 2013 for a 2,700-acre community around an 18-hole golf course.
The anchors arrived in sequence: the golf course was complete in September 2018, handovers began in 2019 and Dubai Hills Mall opened on 17 February 2022, more than two years after its first planned date.
The mall has more than 650 stores, a 15-screen Roxy cinema and over 7,000 parking spaces.
