Flats in the corresponding DLD community sold below the Dubai median. Compare individual buildings and the facilities already open; the community figure does not price a particular home.
How to read these figures. Sales are for the corresponding Dubai Land Department community, which is used here as a proxy for the named master plan. The boundaries may not match exactly. Flat prices mix buildings, ages and off-plan with completed homes. A price difference is not evidence that the master plan or its anchor caused it.

The Dubai South master plan
Dubai South is a 145 sq km master plan built around one anchor, Al Maktoum International Airport.
On 28 April 2024 Sheikh Mohammed approved a AED128bn terminal for 260 million passengers a year at full build, and said housing demand for a million people will follow.
Dubai South sells commercial plots to other developers, from AED250 per sq ft of built area on a three-year plan, and announced a Dh62bn community with Majid Al Futtaim in May 2026.
Anchor: Al Maktoum International Airport. Opened: AED128bn terminal approved 28 April 2024; first phase within about 10 years.

Prices compared year by year
Flats in the corresponding Land Department community sold at 35% above the Dubai median in 2015 and 34% below in 2025. The chart shows each year as a multiple of the Dubai median (1.0x); the mix of homes sold can also change the median.
Years with fewer than 30 flat sales are left out. Medians move when the mix of homes sold changes.
What to check before you buy
The anchor is a government project on a ten-year timeline. Prices here are priced on the airport arriving; noise near the runways is a known concern.
- Who built the tower: the master developer, or another developer on a plot?
- Is the anchor open, and if not, who delivers it and by when?
- What did the same layout in the same building sell for in the last six months?
