Flat prices in the corresponding DLD community sit close to the Dubai median. Check what has opened and compare buildings on their own sales records.
How to read these figures. Sales are for the corresponding Dubai Land Department community, which is used here as a proxy for the named master plan. The boundaries may not match exactly. Flat prices mix buildings, ages and off-plan with completed homes. A price difference is not evidence that the master plan or its anchor caused it.

The The Valley master plan
Emaar launched The Valley on Al Ain Road in 2021 as a Dh25bn community. Mohamed Alabbar called it the city's first self-contained town.
Its plan has its own town centre, an urban beach and a sports village, so residents need not drive into the city for daily life.
It is one of the first of Dubai's newer, larger plans built away from the centre.
Anchor: A town centre and an urban beach. Opened: Built in phases with the homes.
What to check before you buy
Distance is the trade-off: check the drive time to work at rush hour, not the brochure time.
- Who built the tower: the master developer, or another developer on a plot?
- Is the anchor open, and if not, who delivers it and by when?
- What did the same layout in the same building sell for in the last six months?
