The agent's view
“In Ras Al Khaimah, start from the registered figures, not the brochure. Pay off-plan money only into the project's escrow account.”

Buying, step by step

  1. Decide ready or off-plan. Ready homes trade on the register; off-plan homes are sold by the developer. Ras Al Khaimah has 110 new projects listed today, starting from AED 550,000.
  2. Check the numbers that exist. Ras Al Khaimah publishes monthly totals by region, not by community or tower. Use the hub for the totals and ask for recent sale prices in writing.
  3. Check the developer and the escrow. For off-plan, ask for the project registration and the escrow account in the developer's name, and pay only into that account.
  4. Read the payment plan. Across 104 listed plans the median down payment is 12.5%.
  5. Use an agent, and know who they act for. 0 agencies advertise Ras Al Khaimah new projects on Property Finder. An agency advertising a project is a marketer; ask who it acts for and see its licence.
  6. Register the sale. The sale is final when it is registered with the Ras Al Khaimah Municipality. Get the fees in writing first.
