The agent's view
“In Sharjah, start from the registered figures, not the brochure. Pay off-plan money only into the project's escrow account.”

Buying, step by step

  1. Decide ready or off-plan. Ready homes trade on the register; off-plan homes are sold by the developer. Sharjah has 148 new projects listed today, starting from AED 299,000.
  2. Check the numbers that exist. Sharjah's SRERD publishes sales counts by area each month, not prices. 26 areas have their own page here.
  3. Check the developer and the escrow. For off-plan, ask for the project registration and the escrow account in the developer's name, and pay only into that account.
  4. Read the payment plan. Across 125 listed plans the median down payment is 10%.
  5. Use an agent, and know who they act for. 1 agencies advertise Sharjah new projects on Property Finder. An agency advertising a project is a marketer; ask who it acts for and see its licence.
  6. Register the sale. The sale is final when it is registered with the Sharjah Real Estate Registration Department. Get the fees in writing first.
