- Beach Walk Residences is a single residential building on Dubai Islands with a podium of G+2 levels and 12 residential floors. It holds 80 apartments: 2 studios, 57 one-bedroom and 17 two-bedroom units, delivered fully furnished. Where sources disagree
- Phase identity: the Allsopp & Allsopp page covers Beach Walk Residences 1 (handover December 2025), and the Dubai Land Department register (per a search results) files the completed building as Beach Walk Residences 1. The Refty page covers the tower named only Beach Walk Residences, with 15 floors. It is not confirmed that these are the same building.
- Floors: Refty says 15 floors, matching Beach Walk 3 (15 storeys), while Beach Walk 2 is 11 storeys on Propsearch. This is another sign that the Refty page may mix phases.
- Completion: Allsopp & Allsopp gives December 2025. Propsearch gives April 2026 for Beach Walk 2 and June 2026 for Beach Walk 3. A search results says Beach Walk 2's handover is 10 August 2026. A search results says the first Imtiaz residential handover on Dubai Islands was reported in March 2026.
- Refty shows 0 DLD sales but an asking median of 2,609 AED per sq ft. Propsearch shows 46 sale records for Beach Walk 2 and 50 for Beach Walk 3, so sales are likely recorded under phase names.

- Residents and building facts: Google Maps reviews and guide pages (allsoppandallsopp.com, live adverts: community guide, propsearch.ae, refty.ai), read by an AI model on 26 Oct 2026 with a fixed question list. A script checks that each answer names its source.
- Nobody visited the tower. Every fact is from a document, a map or a resident's review.
