- Completion/handover: Propsearch, Augusta, Belcato, Luxhabitat all say Q1 2028 (Augusta says planned handover 1 January 2028); Terra Firma gives year built 2028. No real conflict.
- Developer naming: Avenew Real Estate Development (with subsidiary Palm 28 SPV) per Propsearch, Avenew Properties per Augusta and Belcato, Avenew Development per Luxhabitat. Same company family.
- Payment plan: Augusta, Belcato and Terra Firma say 10/40/50; Propsearch says 50% during construction and 50% on handover; one search results and an Instagram search results also say 50/50.
- Penthouses: Propsearch says two penthouses in one place and three in another; Terra Firma says limited penthouses; Augusta and Belcato list only 1-3 bed apartments.
- Pool: Propsearch and Terra Firma describe an outdoor podium pool; Augusta and Belcato say indoor pool.
- Unit sizes: Propsearch sale records show a 2-bed of 4,708 sq ft and a 3-bed of 2,158 sq ft, which do not match the 828 to 2,152 sq ft range given by Augusta and Belcato (the 4,708 sq ft figure looks like a data error).
- Location label: Propsearch records the sales under master project Palm Deira, area Palm Deira, while the pages say Dubai Islands (Deira).
